2024: PSK Group bought Aquatoria
The PSK group of companies acquired the Aquatoria business center with an area of 1.9 hectares on the Vyborgskaya embankment in St. Petersburg. This became known on December 19, 2024.
According to Kommersant, it is planned to build about 30 thousand square meters. m of housing, the construction of which will begin in 2025. Demolition of the existing building is not planned before the start of work.
The total investment in the project will amount to ₽18,1 billion. According to development expert Andrei Veresov, the value of the transaction reached ₽5 billion, and Rusland SP partner Dmitry Lehmus estimates it at ₽6,5 billion.
The previous owner of the territory was the developer Krasnaya Strela, which acquired the Aquatoria business center and received the right to long-term land lease from the city in 2022. The general director of the company Nikolai Urusov explained the sale of land by the need to optimize the project portfolio.
Dmitry Sadovnikov, head of the strategic consulting department at IBC Real Estate in St. Petersburg, notes that the site is located on the first line of the Neva, has excellent species characteristics and is located near the city center.

At the same time, the new owner will have to resolve issues with the placement of social facilities and the purchase of land from the city, the cadastral value of which is ₽222 million.
According to the NF Group, in 2024, 530 transactions in the elite housing segment will be concluded in St. Petersburg, which is the highest figure in the last ten years.[1]
