The Internet portal Domoway is the innovation real estate project which does not have analogs in Russia. The project was developed for the aid to owners and buyers of the real estate for determination of fair value of housing.

The developed algorithms and the special software allow to carry out the assessment of the residential real estate in the automatic mode. Any user who visited the website has an opportunity to estimate free of charge not only the, but also any other apartment in the cities:

The mathematical model of the real estate market considers geographical coordinates of the house, influence factors, market trends, transactions and offers, temporary factors, etc. Accumulating data for a big time frame, in model the variability of data is leveled, there is a smoothing.

Updating of model happens every week. Information on Do-assessment (Do-assessment – the area price in the house calculated on the basis of a mathematical model of the real estate market, location, characteristics of the house and the apartment) for each house and to coefficients for value drivers is updated.

Assessment accuracy

Outputs about quality of model are made proceeding from the statistics calculated in the course of modeling:

• determination coefficient;
• mean square error;
• so-so relative error;
• Fischer's criterion.

Assessment of the apartment which the user receives on Domoway is very close to the market value of the apartment (the most probable price which develops at sale of housing in the real estate market and depends on a situation in the real estate market). The error makes a plus-minus of 3%-5%.

System of search

Search in the address of houses using own database and the appeal to own server is possible. Sphinx is the full text search mechanism allowing to process requests with very high speed.

The essence of search in the address is as follows. 4 indexes (table) – the cities, areas, streets, houses were created. All of them have among themselves communications: to the city the area, enters the area - the street, the street - the house. Also the area in which it is as often it happens that the street is located in several areas is registered in the house and it is possible to determine it by houses on this street.

Services

For each house own section on the website where information on a cost dynamics of apartments in the house is displayed in a schedule type is provided. At the same time it is possible to select unit of measure - millions of rubles, US dollars, euro. The history of falling and advance in price on apartments remains on the website.

In the project are used by GIS technology. All tools of the project are reflected in the card, characteristics and photos of houses "are attached" and also the activity of users is reflected. It is possible:

• look at the average cost of apartments on the district, the area, the street;
• compare the prices of a nearby real estate;
• razmeshchestit the declaration of sale of apartments by owners and real estate agencies.

On the portal it is provided automatic loading of declarations from information bases of real estate agencies. Content management which is created by users happens in a personal account, all objects which were mentioned as favorites are stored in the same place.

Users of the portal can load photos of a real estate, make corrections to characteristics of houses, ask questions or answer other users.

When viewing declarations of property sale or when using service "apartment value assessment" users obtain information on a credit mortgage (the first contribution and monthly payment) or information volume what real estate can be purchased in other countries for this money.
