Geomonitoring of real estate is the corporate geoinformation web application designed to help banks to trace a status of the put real estate and to carry out revaluation of its cost.
This analytical management system for mortgage property is developed by the company Everpoint based on own GIS- the platform EverGIS.
The web application allows to optimize work of bank. The uniform electronic base of pledges on the basis of which it is possible to make analytical reports, guarantees the accuracy and completeness of data. Heads and employees from different bank divisions can communicate online. It, on the one hand, simplifies work of the bank representatives leaving on checks, with another — motivates them, facilitating the management control over them. Besides, heads will be able to make more quickly decisions, for example, on clients who had problems with loan payout.
In general the analytical management system for mortgage property Geomonitoring of real estate solves several problems at once. Using program algorithms, it automates work of banks, helps to adjust dialog between the client and bank and also controls work of employees on departure. It increases efficiency of bank and minimizes costs.

Monitoring of objects
According to developers, a system facilitates work of the employees who are engaged in exit monitoring of a real estate and increases efficiency of work. For several seconds the geoinformation supplement automatically makes the plan of exit checks, considering at the same time a set of factors: arrangement of objects, time for the road to them and back, need at the same time to check all objects from one pledge agreement, the requirement to frequency of checks, standards of accomplishment by employees of the bank of different types of works, an object type, its area and other characteristics. As a result of operation of application the management of bank receives the list of tasks for employees, including routes of the movement between subjects to pledge and also the summary schedule of works with indication of responsible.
The management can monitor online how employees of the bank observe the diagram offered by a system: they should note the movements in the web application. In the same place it is necessary to fix also results of monitoring of a real estate. Are developed for acceleration of this process short the check sheets with key requirements to operation of subjects to pledge. Also the employee can complement results of monitoring with photos of an object and the comments. A system allows to copy and enter the data collected on an object to the report on monitoring of other similar object that accelerates check of identical apartments in the house or office spaces in business center. After check all information on an object is displayed in its individual card of monitoring and automatically updated in base of pledges of bank.
Property value assessment
Function of a system on search of objects analogs and their comparison with subject to pledge will help to estimate property value. A system looks for analogs according to location of pledge and characteristics of objects. At the same time the radius of search of analogs either is set by the user, or automatically determined by a system depending on properties of pledge. A system compares the found analogs to pledge and automatically calculates the potential mortgage cost. Results of assessment remain in a card of monitoring of an object and are updated in base of pledges of bank.
Uniform mortgage portfolio of bank
In the application all pledges of bank are collected in uniform base that allows to use data most effectively: all data on pledges are submitted as in the form of the table where it is possible to sort and filter objects on different characteristics, and in the form of the interactive map. The card demonstrates results of the last monitoring of a real estate. Using the card it is possible to see on what objects and with what clients there were problems; estimate work of the specific employee, having brought only his objects to the card; estimate a ratio of different types of the real estate in a mortgage portfolio, etc. All data in Portfolio and on Card are updated in real time during exit checks.
The data accumulated in a system are analyzed in different cuts, analysis results can be presented in the form of charts and diagrams and also to unload in a report type in the Excel format.
Additional opportunities
According to developers, possibilities of the Geomonitoring of the Real Estate web application are almost not limited. The flexibility of basic GIS platform allows to connect new data sources, to increase functionality and to optimize program algorithms.

- If the business object pledged to bank is equipped with IoT sensors (Internet of Things), a system will be able to analyze its key characteristics far off. For example, for a production facility it can be data on the number of visitors of production, about volumes of the produced goods, about consumption of energy carriers, etc. A system will present all information in the form of charts in dynamics, having noted aberrations. Similar monitoring will help the bank management to estimate risks.

- development of one more important function aimed at simplification of work of bank with clients is In the long term planned. It is a personal account of the pledger. Using a personal account the pledger will be able independently to fill a form of check of property and to send it to employees of the bank. Those will estimate the materials provided by the client and or consider check successful, or will direct to an object of the colleagues. It is expected that this innovation will allow to refuse partially exit monitoring, will increase transparency of work with the client and will help to adjust dialog between bank and the pledger.
In addition, to a personal account of the client it is going to add the calendar of the exit checks planned by bank and information on all pledges of the client. He will be able to report quickly to bank new data, for example, on an asset output from pledge, and to keep track of results of last checks. Also using a personal account it will be possible to send the request for cession of property as a deposit, having specified all necessary data and having attached all necessary documents.
