2021: Emergence of mapping of premises and dynamic planning of space
The IBM company announced on January 29, 2021 additional opportunities of IBM TRIRIGA — the integrated management system for a working environment. Using artificial intelligence techniques (AI) and analyzing data practically in real time, a system helps the companies to create the safe and effective working environment promoting increase in productivity of employees. The appeared possibilities of the solution include dynamic planning of a working space, navigation in buildings and the virtual assistant. These functions are intended to help the companies to return to office operation mode, to optimize a working environment, to increase the level of comfort and productivity of employees.
Because of COVID-19 the companies had to rebuild urgently the work and to implement digital technologies. In the recent research conducted by IBM Institute for Business Value, 59% of heads noted that the pandemic accelerated digital transformation of business. Around the world vaccination began, and the companies are going to return to office format of work. For this purpose it is necessary to develop safe and flexible strategies of return to office and to create a hybrid working environment which, most likely, will remain also after a pandemic.
Employees look for opportunities to combine remote work and work at office. The flexibility at the same time becomes regulation for business — on an equal basis with special attention to comfort of employees and their productivity. Thanks to the added functions the IBM TRIRIGA system will become the universal solution which will help not only to implement short-term objectives on return to office work, but also will lay the foundation for long-term initiatives.
The IBM company conducted work on expansion of functions of the TRIRIGA system in close cooperation with the technology partners — the companies Cisco and Esri, the world leader in the field of location-based analytics.
IBM and Esri cooperate long ago, integrating the means of analytics and AI created by IBM company with technologies of geoanalytics which are developed by Esri. Relying on interaction with Cisco DNA Spaces, IBM offers integration options with TRIRIGA, for example the systems of creation of thermal cards of density which allow to control practically in real time fullness of premises. Such systems warn managers about the number of people, using for this purpose Wi-fi networks and sensors of presence. Further on the basis of this information it is possible to regulate flows of people in zones of high passability. Special API allow to automate some processes, for example with their help it is possible to call automatically specialists of cleaning service on reaching a certain number of people indoors.
Some of the added features for IBM TRIRIGA:
- Mapping of premises on the basis of Esri ArcGIS Indoors. This function available on mobile devices will help employees and visitors to save a social distance, to avoid big accumulation of people, to find unoccupied desktops, meeting rooms and even the colleagues.
- Dynamic planning of space. The means of dynamic planning of space developed by experts of IBM Research in the TRIRIGA system will help managers to set a necessary distance between desktops and to plan their arrangement. It will allow to adapt quicker to change of working conditions, whether it be implementation of the protocols connected with COVID-19, or rules of ergonomics of work. In a system it will be possible to test different options of arrangement of furniture, to set necessary distances, to consider the individual needs for quantity of a free space around a workplace.
- Thermal cards of density. That it was simpler to managers to regulate fullness of premises, the thermal cards implemented within integration with Cisco DNA Spaces were added to TRIRIGA. On a dashboard it is possible to see practically in real time as the fullness of premises changes and as far as it corresponds to the set limits. The card is updated each 15 minutes, and managers see at once in what premises and in what time most of all people gather. Data retrieveds can be processed using AI means for identification of emergency situations and forecasting of peaks of fillability. It can be useful both when monitoring number of visitors, and for prevention of accumulation of people in zones of high passability, for example in the dining room, after return to office operation mode.
- Assistant to TRIRIGA Assistant. In the TRIRIGA system the virtual assistant was created. It is the chat-bot working at AI basis. It can be built in the system of office informing and platforms for joint work. The chat-bot is able to execute direct requests, for example to armor meeting rooms or to prompt where the place is assigned to this or that employee.
To all of us will return not easy to offices after nearly a year of remote work. 2012: Announcement of IBM Tririga
The IBM corporation submitted in March, 2012 the new analytical software products designed to help the chief financial executives and heads who are responsible for real estate administration of the organization, to be prepared for observance of the expected new rules of representation of leasing assets (the objects of property used according to the lease agreement) in accounting records. More than 92% of the heads of the highest rank polled during the new research of IBM claim that they are not ready to the future changes yet.
The rules of financial accounting offered by the American Council for accounting standards (U.S. Financial Accounting Standards Board, FASB) and Council for International Financial Reporting Standards (IASB) which preparation as it is planned, will be complete in 2012 contain the requirement according to which leased company assets – real estate, vehicles and the equipment – should be added to the accounting balance statement as capital assets (fixed capital).
It means that the companies from the S&P 500 list, for example, will have to specify in the balance statement asset cost according to the lease agreements therefore they "will lose in weight" on average, by estimates, 1 billion dollars in new assets. The expected changes can potentially weaken their financial results expressed in the ratio to the debt (borrowed funds) to capital stock and indicators of profitability (profitability) of assets. According to the Securities Commission and to operations on the stock exchange (U.S. Securities and Exchange Commission, SEC), the impact of these expected changes can reach 1.25 trillion dollars for publicly traded companies of the USA.
IBM releases the software developed with the purpose to help the companies to cope with these important changes in the system of accounting. The software of IBM TRIRIGA has the new analytical potential allowing to understand better the impact of the expected changes on balance sheets and reports on financial results of activity of the company. Along with it, it allows to trace assumed financial liabilities and to exercise audit control both on leased real estate, and on the leasing equipment. Besides, to help the companies it is better to be guided in the offered normative rules, IBM TRIRIGA automates process management of check and a statement for this purpose.
The software also allows to model strategic scenarios of real estate administration for increase in its profitability. It creates complete representation which allows:
- Exercise operational management and control – including warnings of important dates, payment processing and tracking of assumed financial liabilities on leased real estate and the equipment – based on a single technology platform.
- Perform assessment of data of balance and profit analysis and losses according to complete solutions about lease of a commercial real estate, for example, comparison of the 10-year lease agreement with two options with the prolonged term and the 20-year lease agreement.
- Predict future need for floor area and display discrepancies between requirements and presence of useful areas of a real estate.
These analytical opportunities are extremely important as the results of a research of IBM published today demonstrate that 92% of the polled heads of the companies consider that they are not ready to the offered changes in financial statements yet. Survey conducted by request of IBM by the CFO Research Services research group sponsored by CFO Publishing covered 179 bosses of the global companies with income over 1 billion US dollars.
