2019: Laser scanning
On October 16, 2019 IT- the company Croc reported that it carried out laser scanning of large business center STROTSKIS in New To Moscow. The high-precision model of an object created according to the results of the project helped to estimate the volume of the performed monolithic works, to prepare real schemes of executive documentation and to compare actual data about the constructed object to project.
The business center STROTSKIS constructed in 2019 consists of three towers from 7 to 18 floors integrated by three levels of the stilobat. The total area of a complex – more than 47 thousand sq.m that does it by one of the largest and perspective in the district. Specialists of CROC were faced by the purpose to obtain real data on geometry, load-carrying structures and communications of business center and also to determine the volume of the performed installation and construction works.
In the construction industry the problem of opacity of processes is particularly acute. Final floor area – the parameter, very important for the investor, both in residential, and in a commercial real estate. It influences further operating costs, a total return from leasing or sale. Not the smaller value has the actual amount of completed work – without construction supervision there is a chance of increase in the estimate several times. The principle of technology of laser scanning consists in measurement of distances from the scanner to a surface of an object and formation on the basis of it sets (clouds) of points with spatial coordinates. Shooting is conducted with a speed more than one million points per second and high accuracy – to five millimeters. At the expense of it consolidation of clouds of points allows to create digital model of an object. Laser scanning can be used at any stage of construction as a method of expert evaluation. It helps to set precisely compliance to project requirements, to reveal possible errors in the area of the building, construction of its structural elements. The technology also allows to record increase in load of the bearing elements and cracks in materials.
The full stroke of works – from scanning of facades and internal premises before formation of a uniform cloud of points entered tasks of CROC. On its basis the floor-by-floor plans which are visually showing the sizes of the areas, thickness of walls, overlappings and partitions were also prepared. The received cloud of points can become a basis for creation of BIM model and its integration with a management system for the building. It will allow not only to save budgets on an operational phase, but also to considerably simplify re-planning and upgrade of business center in the future.
Operation – the most long stage of lifecycle of the building. Therefore exactly here application of BIM model gives maximum efficiency. She can be both information source for management systems, and the environment of visualization of a status of the engineering systems and the equipment. In addition, existence of BIM model facilitates process of system implementation of indoor-navigation and creates the base for rapid implementation of Internet of Things.
