On June 21, 2022, Samolet Group announced that, in partnership with Ujin, it was launching a large-scale project for the digitalization of housing and communal services.

According to the company, for the first time such a system will be implemented in a short period to manage a large amount of mass-segment real estate. By the end of the year, it will cover more than 1.8 million square meters. m in the Moscow region and New Moscow. The system will combine several thousand sensors in the systems of access control, power supply, water disposal, elevator facilities, fire extinguishing in 6 projects of the Aircraft group.

Already in the first year of operation, the digital model of the unified control and operation system of the house will reduce the number of emergencies by 2 times. In the future, the program aims to almost completely prevent them. Thanks to innovation, residents will experience less malfunction of engineering systems, and the speed of response to problems will multiply, which will increase the quality of life in the company's complexes.

One of the elements of the program is a single virtual dispatching service based on the integration mobile platform of the management company and the Virtual Dispatching service on behalf Ujin platform of a resident, Skolkovo Unicorn. By combining systems, the specialists of the management company can see in a single window all applications: situational from residents, planned for the repair or maintenance of this or that equipment, as well as automatic ones created by Ujin on database the engineering systems of buildings.

The developer provides the management organization with an automated complex of elements that conducts round-the-clock monitoring of the state of all engineering systems of the house: from the entrance doors to the entrance to the elevators and water nodes.

If the slightest deviations of parameters from the norm occur, the system immediately sends a signal to the specialists in whose area of ​ ​ responsibility this or that equipment is located. There are three categories of alert: Alarm, Warning, Information. Timely receipt of information on equipment malfunctions will allow the operating organization to prevent its failure. In 2021, the planned monthly indicator for emergency applications was 2.88 per 1000 square meters. meters under management. In 2022, thanks to the use of a unified control system, it should be reduced to 1.4, i.e. twice as compared to 2021.

Moreover, based on the data received in the operational archive, the management company gets the opportunity to build analytics on the operation of equipment, predictive models on wear and tear, to budget the costs of operation and planned repairs. Also, in the event of a change in the Criminal Code, all information about the house is stored electronically and transferred to the new contractor without losing data.

The pilot project for the implementation of the system was the Tomilino Park residential complex. By the end of 2022, the complexes "Lyubertsy," "Suburb Lesnoye," "Alkhimovo," "Ostafyevo," "Quarter Nekrasovka" will be connected. In 2023, it is planned to install the platform in all built houses of the company. New facilities will be rented with a single digital system for the control and operation of the building. These measures will create a single information field for residential complexes of the "Airplane" group and more effectively manage the resources of the Criminal Code, including increasing the speed of response to emergencies or any malfunctions in engineering equipment.

2021: Smart Home Technology Provider Selection

On March 15, 2021, the Aircraft group announced the choice of a supplier of smart home technologies for its facilities. A contract worth more than 1 billion rubles was concluded with the Perm IT company Unicorn. The latter will supply smart infrastructure to Airplane for five years.

As RIA Real Estate writes with reference to the Avtomol message, the group chose Unicorn as a strategic partner in the field of smart home technologies and will introduce the Ujin platform in all new projects. It is noted that when choosing a partner, Airplane tested more than 20 systems and settled on Ujin because it is "an open system that can integrate with 95% of existing equipment on the market."

The Ujin platform combines services designed for the operation of a smart LCD, including those related to housing and communal services, security systems and engineering systems. In addition, the Ujin platform includes a marketplace - a service for buying goods in stores both located in the residential complex and in the immediate vicinity of it.

Connecting the objects of the "Airplane" group to the Ujin platform allows residents through a single application to control the barrier for entering the territory, open wickets, the front door and receive video calls from the intercom, monitor the readings of heat and electricity meters, issue passes to guests and couriers, as well as order food in the nearest supermarket.
