2022: Construction of a WELL-standard residential block based on Ujin

At the end of 2020, FGC began building the Sydney City residential complex on the banks of the Moscow River in the Khoroshevo-Mnevniki area. According to the developer, it should be the first quarter in the capital and in the country, which is made in strict accordance with the international WELL standard, based on the Ujin digital platform. This was announced by the Unicorn company on August 1, 2022.

The standard helps to create spaces that are aimed at the comprehensive well-being of people. The WELL-standard certificate obliges the developer to measure air quality, climate indicators and other important parameters, and then inform residents about them.

To implement this requirement, FGC chose the Unicorn IT company as a technological partner to develop an automated climate system that will provide Sydney City residential complex with effective management of temperature, humidity, air dust, carbon dioxide, etc.

The automated climate system involves the integration of the Ujin platform, to which Sydney City will be connected, with a weather station and with engineering equipment for all buildings of the residential quarter, as well as the installation of smart devices - UJIN Pulse multisensors in places of constant gathering of people: in the halls of the first floor, reception area, children's playroom.

Thus, the weather station will transmit information on the indicators of climatic parameters outside the building to the platform. And multisensors, in turn, will transfer them to the platform inside the building. Next, the platform launches an algorithm that analyzes the obtained indicators and automatically transmits a signal to the heat supply system or cold supply system.

In addition, according to the WELL standard, the developer must notify residents of a favorable weather situation for opening windows. To do this, a color indicator will appear in the resident's mobile application, which will show the best time for ventilation. Additionally, there will be push notifications that you can open windows.

Moreover, the following will appear in the application:

  • a card of the weather station on which the temperature, humidity, dust and other possible indicators transmitted by the weather station will be displayed;
  • air quality parameters in the building: SO2 level, waste level with indicator in the multisensor card;
  • an updated WELL section in which the management organization will publish water system maintenance reports, water quality, air quality measurement reports, and other documentation. It can be downloaded and viewed from the laboratory.

A separate WELL board will also appear in the personal account of the management organization, which will monitor all MOPs with indicators of temperature, humidity, SO2, waste, as well as monitor heat and cold supply systems.

The system fully complies with the WELL standard and will become one of the mandatory elements for passing certification. The applicant for certification under the WELL standard is the first stage of the Sydney City residential complex.

2021: Supply and installation of equipment for Smart Home system

Unicorn, a resident of the Skolkovo Foundation's Energy Efficient Technologies Cluster, won an open competition and began work on the design, supply and installation of equipment for the Smart Home system at residential real estate facilities of the FGC Group. This was announced on March 25, 2021 by the Skolkovo Foundation.

The introduction of equipment does not require changes in the developer's project. At the same time, the Smart Home system for business-class apartments involves remote control of lighting and sockets, monitoring and notification of leaks, automatic blocking of water supply in the event of a malfunction. "Smart Home" will help to control the microclimate in the apartment, heating floors and electric carnises at a distance.

All sensors and devices are part of a single Ujin ecosystem and function on the basis of a cloud platform, Ujin Os which it is integrated with third-party equipment, software and platforms. Users can control the system through a special mobile application, which displays all indicators of the room in real time. There you can also create scenarios for the operation of individual devices and the system as a whole, carry out individual customization, adapting the "Smart Home" to specific needs. In addition, you can integrate the voice assistant into the system and control all the functions of the Smart Home using an external audio speaker and an artificial intelligence service that recognizes human speech.
