2021: Start selling apartments from developers on Ozon

On June 7, 2021, the launch of a display case with apartments from developers was announced on the Ozon marketplace. The first partner of the online retailer for this project was the Cortros group. It is expected that other developers will soon join him.

By June 7, 2021, the Ozon Services website presents 30 apartments in residential complexes of the business class Headliner, iLove and Bauman House in Moscow, worth from 18 to 46 million rubles. The price is lower than in Cortros own sales channels, according to Ozon.

On Ozon began to sell apartments from developers

Especially for the project, Ozon has developed product cards optimized for the purchase of real estate. They include video views of the apartment, panoramic photos and layout schemes. By booking an apartment, Ozon customers will have the opportunity to contact the developer and ask him questions in the online chat in the product card.

It is noted that this is the first Russian project to sell apartments through the marketplace. To implement it, partners developed a real estate sales scheme different from the traditional classification model. Ozon will sell a paid apartment reservation, which averages 2% of its value and is taken into account by the developer as a deposit. This amount will be Ozon's earnings. At the same time, the site will credit the buyer with 25% of the price of the reservation in the form of Ozon points, which can be spent on the marketplace.

But for all the prospects of the project, there are also certain risks - the developer's interest in replicating sales through the marketplace is necessary, said Mikhail Burmistrov, head of Infoline Analytics.

If the developer after the client's call tries to sell not an exclusive offer on Ozon, but an alternative option, for example, another lot on the site or in the sales office, then for the marketplace there will be no interest in developing such a showcase. But if the developer acts in good faith, then the marketing costs when using the marketplace model will be less than in other sales channels, and the cost of attracting a client is lower, the expert told Kommersant[1][2]
