2022: The start of the implementation of the standard of a unified digital environment
On June 8, 2022, the A101 Group of Companies announced that, together with the resident of Skolkovo, Unicorn, they developed and began introducing a standard for a unified digital environment for residential areas of the developer. It takes into account the entire range of digital services, including for housing of different classes, and the requirements for their implementation.
The standard covers two main areas of digitalization of the urban environment - "smart home" and "smart apartment." The corresponding set of functions will appear in all new residential buildings of the A101 Group of Companies, which are under design as of June 2022. In addition, the Group's specialized specialists are exploring the possibility of integrating smart functionality into already populated buildings and those that began construction before the standard appeared.
Technologies that are being introduced within a single digital standard will increase the comfort and safety of residents, reduce housing and communal services costs, and help utilities and the management company automate the management of building engineering systems. When developing the standard, the emphasis was on maximum localization of both equipment and IT solutions. So, all software solutions that will be used in the areas of the A101 Group of Companies are completely Russian development, said Pavel Bryzgalov, head of product development at A101 Group of Companies.

The software complex based on the integrated platforms Ujin and Domiland collects and processes data on events of common house systems and apartment automation systems, as well as broadcasting the received data and generating notifications to users. Smart houses and apartments will be integrated into a single resource and security accounting system.
This, in particular, allows you to organize a keyless entrance to the entrance using the BLE protocol, the ability to open the door upon calling the application, order a pass to an underground parking lot, view video surveillance system cameras, and manage a smart apartment. The equipment in the apartments allows you to remotely control the level of light in each room, supply or remove power to each outlet, control the operation of plumbing equipment and, if necessary, close the hot and cold water supply in the apartment, instantly receive a signal about the penetration of strangers into the house, etc.
Promising digital services will help the developer stand out in the market and become a significant competitive plus. It is important to note that not all services will eventually be included in the basic standard, but only those that the developer and developer consider really necessary to ensure the comfort and safety of residents. The rest will become additional options, noted the general director of the company "Unicorn " Svetlana Perminova.

Users will be able to manage elements of the digital environment through the A101 Group of Companies mobile application launched in 2021, which gives access to the entire ecosystem of the residential area. A key feature of the application is a transformable set of functions. The "client path" begins from the moment of concluding an equity agreement, but the functionality of the "smart home" and "smart apartment" becomes available after moving to a new apartment. A separate set of services is provided for small businesses in districts and owners of commercial premises. In particular, they can order services from the management company, monitor rental and utility bills, tell residents about promotions, and offer delivery services.
2021: Smart Home Technology Pilot Launch
On January 13, 2022, the A101 Group of Companies announced a pilot project to introduce smart home technologies into its residential complexes. It is implemented as part of the Group's large-scale program to create a unified digital environment in all its projects. The technological integrator is the developer of the Ujin platform and hardware solutions for house and building management systems - Unicorn.
Together with the team of A101 Group of Companies, we work in several directions at once: we develop a single standard of smart infrastructure at all facilities of the Group, conduct a survey of already built residential complexes, and introduce innovative solutions, said General Director of Unicorn Svetlana Perminova.

The creation of a unified digital environment will allow, in particular, to automate the management of engineering systems of the building for residents and utilities, increase the comfort and safety of residents, as well as optimize housing and communal services costs.
The primary analysis showed interest in "smart" technologies among buyers of apartments and residents of our districts in terms of security systems, video surveillance, remote control of access to the entrance and parking, as well as the functionality of a "smart apartment." The pilot project of the "smart home" is designed to evaluate the work of the "smart home" systems in typical scenarios, noted Pavel Bryzgalov, head of product development at A101 Group of Companies.

The installation of equipment and testing of functionality will take place in the buildings of house No. 7 in the southern part of the Scandinavia residential complex, the construction of which will be completed in 2022. Thanks to the implemented access control and control system (MCDS), residents immediately after check-in will receive a keyless entrance to the entrance using the BLE protocol, the ability to open the door upon calling the application, order a pass to an underground parking lot, view video surveillance system and intercom cameras. Residents will be able to interact with the available smart home functionality using the Group's mobile application.
It will be possible to manage the systems of the "smart home" and "smart apartment" using the superapp - the application of the "A101" Group of Companies with advanced functionality. The test period will help not only improve the convenience of using electronic systems at home, but also help find the best ways to integrate smart solutions.
