2024: 100K Group bought PNK Zhukovsky Park for billions of rubles
The St. Petersburg company 100K Group acquired the logistics complex "PNK Park Zhukovsky" with an area of 80 thousand square meters. m, located in the southeast of the Moscow region, which became known on November 5, 2024. The only tenant of the facility is the Ozon marketplace.
According to Vedomosti, the seller was the New Technology Company (NTK), created by the former top manager of Lukoil Valery Subbotin. Igor Krotenkov, director of warehouse and production premises at IBC Real Estate, estimated the market value of the complex at ₽5 billion.
NTK acquired this warehouse from PNK Group in 2021 for ₽3,5 billion. Until 2022, the tenant of the object was the Polish Fashion LPP, which, after leaving the Russian market, was replaced by the Ozon marketplace.
100K Group specializes in warehouse real estate investments. The company's portfolio includes more than 432 thousand square meters. m of space, including speech laboratories "50K Kuchino" and "50K Sloboda" in the Moscow region, "100K Bugra" and "60K Shushary" in St. Petersburg.
NF Group partner Konstantin Fomichenko noted that the investor receives a high-quality warehouse complex built by the largest developer of the industrial real estate market just five years ago, which guarantees stable cash flow.
According to the results of nine months of 2024, the total volume of investments in Russian warehouses reached ₽124 billion, exceeding the figure for 2023. The largest transaction of 2024 was the purchase of the distribution center of the Ozon marketplace with an area of 151 thousand square meters. m in Obukhov by the company "Modern Real Estate Funds."
Olga Gracheva, Development Director of Spectrum Group of Companies, emphasized the high demand for warehouse premises from buyers and tenants. In the Moscow region, the share of free space is less than 1%.[1]== =
