2025: Project details revealed
Developer Mantera revealed the details of the project of the club village "Chalet 1032" in Krasnaya Polyana. The minimum cost of villas starts from ₽699 million with an area of objects from 414.67 to 895.24 square meters. m This was announced by Yana Ukhanova, Deputy General Director for Hotel Development of the Mantera Group, in October 2025.
According to the publication Arbiter, 20 villas will be located on a closed area of 2.9 hectares. Car parking will be designed for 40 cars, which are included in the cost of houses. There are no parking spaces near the villas. Golf cars will move around the complex.
InThe infrastructure of the village includes the following facilities:
- outdoor swimming pool;
- chillout zones;
- wine bar;
- cigar room;
- negotiation room;
- billiard room;
- cinema hall;
- a closed-type children's room for the common use of the residents and guests of the complex.
Villas are rented out in white box format. A full package of finishes can be purchased additionally at the rate of ₽500 thousand per square meter. The estimated cost of operation will be ₽800 per square meter per year.
The project is located on the territory of the national park. This creates a restriction - it is not possible to register land plots under villas as property. Each house will receive about 10 acres of adjacent territory. The concept of the project does not imply fencing the territory of houses with fences or green hedges.
The developer announced plans for the implementation of the Chalet 1032 project in 2021, but without detailed information. In October 2025, the company fully formed the product and outlined the timing of commissioning. Completion of the project with the commissioning of all 20 chalets is scheduled for the end of 2027.
In 2021, investments in the project were estimated at around ₽3,7 billion. Representatives of the company did not disclose the current amount of investments. The cost of villas is ₽350 -380 thousand per square meter[1]
