2023: Shopping Centre Sale
On December 20, 2023, it became known that the Peak XV company entered into an agreement on the purchase of one of the largest shopping centers in Yekaterinburg - the Alatyr complex. The transaction value is approximately 1.52 billion rubles.
Alatyr shopping and entertainment center was built in 2009 by Amber Company LLC with a loan from Raiffeisen Bank. In 2013, Amber received a loan of more than 3.9 billion rubles from Gazprombank to cover this debt, but ceased to fulfill its loan obligations in November 2020. After that, Amber was sold to the Moscow company L-finance, and Alatyr became the property of Asteria LLC. In September 2022, Amber was liquidated, while Gazprombank filed for bankruptcy of the company. In November 2022, Alatyr was put up for auction.
The initial cost of the object was 1.75 billion rubles, but applications from potential buyers were not received. As a result, the auction was extended first until March 2023, and then - until December of the same year. Formally, the auction was declared invalid, but the agreement will be concluded with its only participant - Peak XV, established by SKM Development. It is known that Peak XV made a deposit of 175 million rubles.
The documents published on the website of the Russian Auction House, as RBC notes, say that the sale and purchase agreement can be signed with "the only bidder at the price offered by him or at the minimum price of the lot." In the second case, we are talking about 1.52 billion rubles.
As of the end of 2023, the Alatyr shopping and entertainment center with an area of more than 73.4 thousand square meters houses about 40 shops and boutiques, a cinema consisting of nine halls with 1.3 thousand seats, a trampoline park, a food court, a fitness club with a swimming pool and a spa area.[1]
