2025: Moscow Innovation Cluster buys Amalteya Business Center from Mikhail Gutseriev

The Moscow Innovation Cluster (MIC) has signed an agreement on the acquisition of the Amaltea business center in Skolkovo from the A.N.D. Corporation, part of the Safmar group of Mikhail Gutseriev. Negotiations on the deal are in the final stages, but the transaction has not yet been closed, sources said in June 2025.

According to Vedomosti, two sources close to both sides of the planned transaction confirmed the achievement of an agreement on the sale of the complex. The negotiators did not disclose the details of the agreement. Representatives of MIK and Safmar declined to comment.

The Amalteya office complex with a total area of ​ ​ 78,000 square meters was erected by the Safmar structure in 2018. Mikhail Gutseriev stated that the total investment in the construction of the facility amounted to $180 million. In 2024, Trust Bank put up for sale the rights of claim against the legal owners of Amaltea and the Petrovsky business center in the north of Moscow. The winner of the auction was Technosan, which agreed to pay ₽9,4 billion for these lots. The Kommersant newspaper reported that this company gained control over these objects.

A source close to A.N.D. clarified that the corporation is still the owner of Amaltea. Consultants suggest that Technosan refused to buy debt to the owner of the business center or initially acted in the interests of Safmar.

The Moscow Innovation Cluster was created in 2018 by the Department of Entrepreneurship and Innovative Development of Moscow. The cluster specializes in supporting companies involved in creating new products, as well as finding investors for them. Its participants and partners are over 40,000 firms from 87 regions of the country.[1]

The expert also points to a high vacancy rate in the Skolkovo area, reaching 14.4%, with the bulk of the vacant space concentrated in the Orbion and Amaltea business centers.

Remain CEO Dmitry Klapsha emphasizes the increased investment attractiveness of the Skolkovo cluster after moving under the supervision of the Moscow mayor's office in 2024. This circumstance contributes to the intensification of investment interest in real estate in this location.

Victoria Petrova, Director of the Financial Markets and Investments Department of NF Group, points out that the reduced value of the transaction may be due to the presence of encumbrances on debtor companies, which affected the final purchase price of assets.[2]
