History
2023: Central Properties bought a warehouse complex in Dmitrov from FM Logistic for 3 billion rubles
On August 3, 2023, it became known that the French logistics operator FM Logistic was selling a warehouse complex in Dmitrov near Moscow. The buyer is the Russian company Central Properties, which is engaged in the construction of commercial real estate. The transaction amount exceeds 3 billion rubles.
According to the Kommersant newspaper, the subcommittee of the Government Commission for Control over Foreign Investment in the Russian Federation approved the purchase of property of Bati Losino LLC by the closed Parus-design 7 mutual investment fund (owned by Central Properties of Sergei Egorov and Denis Stepanov). It is on the balance sheet of this company, which is part of the perimeter of the FM Logistic operator, that there is a logistics park with an area of 120 thousand square meters in Dmitrov.
The total amount of the transaction is 3.12 billion rubles. Of these, the seller must send at least 2.2 billion rubles to repay the loan in Sberbank. At the same time, it is noted that the market value of the specified warehouse complex is much higher than the one stipulated in the transaction: at the end of 2021 it was estimated at 4.2-4.5 billion rubles.
In 2022, FM Logistic sold two objects to Central Properties in Chekhov and Stupin near Moscow with a total area of more than 250 thousand square meters. The sale of these assets does not mean that the French operator is curtailing its activities on the Russian market. FM Logistic remains a tenant of said properties on a long-term basis. Such a business model will allow the company not only to save space, but also to free up significant funds in other areas of activity. For Central Properties, the acquisition of a warehouse in Dmitrov is a continuation of the package deal: after its closure, more than 64% of FM Logistic's assets will be consolidated from the buyer.[2]
