2021: Establishment of the Association
In Russia, the Association of Mortgage Brokers has appeared. This became known on October 5, 2021.
The main goals of the Association of Mortgage Brokers are to bring this specialty to the level of the profession and lobby the interests of borrowers in the process of concluding transactions.
According to Elena Molokova, the founder of the Association, literally over the past five years, the mortgage broker has gone a difficult way from a semi-legal specialist to a sought-after expert. His main tasks are to reduce the financial burden of the borrower issuing real estate in a mortgage, save his time and eliminate possible risks.
It will not be possible to simply forge documents for obtaining a loan, as it was at the very beginning of the formation of brokerage in the financial sector, and the needs of customers have already changed, especially after the pandemic, "said Elena Molokova. - People turn to brokers to help correct a credit history that soured in many legal entities and individuals in 2020 due to restrictions due to the spread of the virus. Of course, borrowers expect with the help of a broker to reduce the interest rate of the mortgage, as well as avoid pitfalls that lie in almost every transaction. The Association of Mortgage Brokers is designed to become the same conduit between ordinary people and the banking system aimed at defending the interests of borrowers. |
The opinion of the founder of the Association of Mortgage Brokers was supported not only by its members, but also by representatives of third-party companies that are indirectly related to mortgage lending. For example, Oleg Torbosov, the founder of the Whitewill premium real estate agency, in his speech emphasized that mortgages, like the activities of brokers, are in great demand among buyers of business-class housing - it accounts for about 30% of concluded purchase and sale transactions. The main reasons for the use of mortgage lending among wealthy people is the need for new housing while the sale of the previous one is being made, the desire to get better housing conditions in the absence of a full amount for purchase. Also, the mortgage is in demand among entrepreneurs who are not ready to withdraw the cache from the turnover of their business for the purchase of real estate.
Boburzhon Yuldashev, Partner Manager of Sberbank PJSC, expressed the general opinion of financial organizations on the benefits of creating a professional Association of Mortgage Brokers and readiness for full cooperation. Russian banks plan to listen to the expert opinion of real estate market players and interact with them on lending issues.
The question of the complete legalization of the profession of a mortgage broker is one of the main goals that the Association sets itself. This was told by Dmitry Rakuta, an expert in the field of real estate and mortgages, one of the founders.
A mortgage broker is a fairly young specialty in Russia, while in the west no deal is made without an intermediary, "said Dmitry. - Our task is not only to achieve professional status for each member of the Association, but also to create a single register of certified brokers, where each client will be able to verify the qualifications of a specialist and choose with whom to cooperate. In addition, the willingness of banks to cooperate with members of the Association is beneficial not only to mortgage brokers, but also to borrowers, since thanks to this they can get better lending conditions than when they independently contact the bank. |

Saving time on registration and the complete legal purity of the transaction, reducing the financial burden and interest rate on a mortgage loan for the client - this is the philosophy of a mortgage broker. |
