2024: Inter RAO bought out part of Moscow Silk
Energy holding "Inter RAO" acquired from the developer Sminex a building with an area of 18,200 square meters. m in the business quarter "Moscow Silk" on Savvinskaya embankment. The transaction cost amounted to ₽4,2 -4.5 billion, said Andrey Trubachev, director of the investment and capital markets department at CORE.XP. This became known in December 2024.
The facility is planned to be used to house the company's new headquarters. According to Vedomosti, Olga Gracheva, Development Director of Spectrum Group of Companies, estimates the market value of the building at ₽4,9 -5 billion.
The Moscow Silk business quarter includes 18 buildings with a total area of 79,000 square meters. m on the territory of 5.6 hectares. In March 2024, the complex was acquired by the developer Sminex from the structures of the former co-owner of Wimm-Bill-Dan Gavriil Yushvaev for the construction of a residential complex of 125,000 square meters. m.
Ekaterina Belova, head of the office space department at IBC Real Estate, notes that the facility will require additional investments of more than ₽1,5 billion to repair the office part with an area of 12,700 square meters. m, since the premises were previously rented to various small tenants.
Inter RAO is the only Russian operator of electricity exports and imports. The main shareholders of the company are Rosneftegaz (26.37%) and Inter RAO Capital (29.56%).
NF Group partner Stanislav Bibik emphasizes the strategic value of the asset due to its successful location in Khamovniki. The area has a shortage of office space, with a vacancy rate of just 0.4%, according to IBC Real Estate.
Large corporations are actively acquiring office space in Moscow. In July 2024, the Bank of Russia entered into an agreement to buy the Slava business center for ₽45-55 billion, and in October Russian Railways acquired part of the space in the Moscow Towers skyscraper in Moscow City[1]
