2021: О NAI Becar и Becar Asset Management
NAI Becar is the Russian division of NAI Global, a participant in the commercial real estate market. NAI's partner network, founded in 1978, had 350 offices in 55 countries as of September 2021.
Becar Asset Management is an international network of franchise companies with a 30-year history. The business develops on the principle of an ecosystem in which the client can find any real estate management service - from cleaning to organizing coworking spaces and flexible spaces within the scope of one network, united by general quality standards.
2019: Highlights of the year
- The total volume of the market for coworking spaces and service offices exceeded 200 thousand square meters, which is about 1.2% of the office market in Moscow and the nearest Moscow Region.
- 47 new objects with a total area of 68.7 thousand square meters entered the Moscow market. Last year, the total market growth by area was 45%, by the number of seats - 50%. The drivers of the proposal were the operators of large network classic projects: SOK, WeWork, WORKKI, "Key."
- At the end of the year, the share of network projects amounted to 51% in number, 72% in area. The largest portfolio of coworking spaces is located by SOK and Regus.
- The central JSC remains the undisputed leader in localizing flexible spaces - at the end of the year, 45% of objects or 54% of the area are located there. 65% of co-working spaces and service offices currently operating were opened in 2017-2019.
- 43% of classical objects occupy an area of more than 1000 square meters, while for specialized coworking spaces this share does not exceed 5%. In general, in 2019, the average coworking area increased from 850 to 1100 sq.m.
- All flexible spaces can be divided into three types of objects: only open space, only service offices and mixed type (open space + service offices zone). Mixed type predominates in the supply (53% of objects, 80% of the area). The share of service offices is 8%, the share of coworking spaces, where only open space is represented - 39%. In the mixed type of objects, jobs are distributed in the ratio: open space - 27%, offices - 73%.
- In the reporting period, the largest transaction in the coworking market for all time was concluded - TCS Group Holding (Tinkoff) leased 7,000 square meters (1,039 seats) at SOK VTB Arena Park. Also at the end of the year, it became known about the intentions of Yandex to rent offices in the OKO tower, including places in the Business Club co-working space.
- Despite a significant increase in supply, the average occupancy of coworking spaces in 2019 increased by 3 percentage points. The current occupancy rate is 79% (+ 1 pp by 3Q 2019).
- Due to the active development of the market, the growth of tariffs in classic coworking spaces in 2019 amounted to: FLEX - 5.4%, FIX - 6.7%. The tariff policy of a number of specialized co-working spaces led to an 11.7% increase in the average FLEX tariff for 2019; FIX tariffs increased 5.2% over the same period.
- On average, renting a service office in the co-working spaces of the capital and the nearest Moscow region costs the team 20200 rubles/month. for 1 place.
- An hour of renting a meeting room costs an average of 1,280 rubles, a lecture hall - 3,370 rubles/hour, a conference room - 5,230 rubles/hour.
2017
Becar will build the largest coworking network in Russia
By the end of 2017, Becar Asset Management Group is going to launch several coworking spaces in the center of Moscow at once, which will become the largest in the federal network GrowUp.
The first coworking room will be located in a historic building of the late 19th century, located a short walk from the Taganskaya metro station. The coworking space with an area of about 1.5 thousand square meters will be designed for 420 jobs, which will allow the project to become one of the largest in Moscow. In addition, the following attributes of coworking will become: conference room, meeting rooms, equipped kitchen, coffee points, rest room, open space and team office.
The second project will be implemented in a unique building, which is an architectural monument, opposite the Mayakovskaya metro station. The area of coworking space will be just over 1 thousand square meters. According to the concept developed by Becar Asset Management Group, in addition to the main coworking function, an event space will be organized on the site for events of up to 250 people.
Both sites will be able to accept any residents, but each of them will have its own additional specialization.

The company plans to launch another 5-6 coworking spaces in different regions of the country next year and, thus, become one of the largest federal networks in Russia.
Agile-coworking GrowUp in Kazan
The second project in the federal network Becar Asset Management was the GrowUp agile co-working space with an area of 1067 square meters. m (238 jobs), located in the very center of Kazan on Aivazovsky Street, on the Sberbank site. All conditions have been created in the coworking space for the effective operation of accelerators, incubators and technology parks. With the development of the network, partners will have the opportunity to choose projects from a thousand applications, and residents will have a chance to get into acceleration or incubation programs and attract investments.
GrowingUp Co-Working Platform Growth Platform in St. Petersburg
Becar Asset Management Group opened in March 2017 at Bekar Business Center on Bolshoi Sampsonievsky Prospekt in St. Petersburg the GrowUp Growth Platform project - a coworking platform for business and startups, development teams, freelancers and other specialists, while announcing the launch of a new service "Designing and Managing Coworking Spaces" in the company.
The coworking segment has become a full player in the real estate market in recent years. Such factors as the active development of modern technologies, digitalization, the formation of culture, the development of agile projects in the field of innovation, in just a few years have elevated coworking spaces to the rank of one of the most popular formats in the current realities. Thus, according to research by Deskmag, the number of coworking spaces worldwide in 2016 amounted to about 11.3 thousand, and in 2017, due to the constantly increased demand, their increase is expected by 22% - up to 13.8 thousand objects.
The main task of the company as part of the development of a new direction is to create an ecosystem within the coworking area, which has residents to work efficiently and aims at the result.
