2024: Construction begins

Visant Group, owned by Arkady Rotenberg, has launched an investment project to build the Rachel hotel complex on the territory of the former Zhemchuzhina sanatorium in Yalta. This became known in early December 2024. The project worth more than ₽15 billion includes the creation of a pedestrian bridge to the castle "Swallow's Nest."

According to RBC, the project provides for the construction of two hotels: five-star for one hundred eighty rooms and four-star for one hundred and forty rooms. A medical center, four restaurants, conference rooms and banquet facilities will also appear on the territory.

Swallow's nest in Yalta

As part of the project, part of the buildings of the former sanatorium and engineering networks will be reconstructed. All buildings are planned to be low-rise to preserve harmony with the surrounding landscape. Perhaps the appearance of apartments, the final decision on this issue has not yet been made.

Special attention is paid to the improvement of the territory outside the hotel complex. It is planned to update the pedestrian bridge to the Swallow's Nest castle, create new recreation areas and an observation deck overlooking the famous castle.

According to the publication, the Zhemchuzhina sanatorium, built in 1930, is located on Cape Ai-Todor, 250 meters from the Swallow Nest. The complex includes 48 buildings and structures on an area of ​ ​ 17 hectares, where there is also a relict juniper grove over 300 years old.

Visant Group acquired the building of the sanatorium at the auction in 2018 for ₽529 million. After the completion of the reconstruction in 2027, the complex will be able to receive up to 100 thousand guests annually. The company also operates other major hotels in Crimea, including the Dulber Sanatorium Palace, Ai-Petri Sanatoriums, Miskhor and Sea Surf[1]
