2022: Meridian bought Scandinavian for 0.5 billion rubles

On February 22, 2022, it became known about the sale of the St. Petersburg business center Scandinavian to the management company Management Company Meridian, which belongs to the shareholder of Adamant Holding Evgeny Gurevich.

The transaction was reported by Kommersant, citing a source in the commercial real estate market, as well as the general director of Meridian Igor Leskov and Maris/CBRE (transaction broker). The financial component of the agreement is not disclosed.

Avalon Estate managing partner Alexander Voloshin estimates the cost of the business center at 500 million rubles. Bright Rich partner|CORFAC International Viktor Zaglumin speaks about 500-520 million rubles excluding VAT. The office center was put up for sale due to the need to attract investments in reconstruction and filling by tenants.

According to the publication, the business center was sold by Invitek Group of Companies, associated with ex-Minister of Communications of the Russian Federation Leonid Reiman. This group sequentially implements objects from its portfolio in the market. Earlier, the company sold the Marata 6 business center to the developer Orange Group and premises in the building on 54 Nevsky Prospekt. Invitek was also looking for buyers for Quattro Corti and Konnogvardeisky 4. By February 2022, Invitek Management LLC managed more than 100 thousand square meters. m of commercial real estate in Moscow and St. Petersburg, including the capital's Presnensky Val, 14, Kadashevskaya Embankment, 30.

Investor interest in acquiring profitable office real estate is stable, but the number of transactions on the market is limited by the offer, explains Alexey Fedorov, director of the Maris/CBRE real estate investment department. Most owners of business centers do not consider their sale at all, or set prohibitive prices, but at the current rental rates, most objects do not provide a reasonable payback, he said.[1]
