2022: Vesper bought the Shabolovka-31 business center for 13.5 billion rubles

As it became known on March 2, 2022, the developer of elite real estate Vesper bought the Shabolovka-31 business center in Moscow, located next to the cultural heritage site of the Almshouse of the Moscow nobility named after S. D. Nechaev, for 13.5 billion rubles. In its place, it is planned to build a premium residential complex.

According to Vedomosti, the Moscow Arbitration Court stopped bankruptcy proceedings against JSC GPZ-2 (Second State Bearing Plant), which owns an office complex of 95,200 square meters. m on Shabolovka in the south of Moscow, in connection with the conclusion of a settlement agreement. The terms of this agreement provide that Monochrome LLC undertakes to redeem the property of this company, the money from the transaction will be used to pay off debts to creditors.

The publication notes that several companies with the name "Monochrome" are registered in the Unified State Register of Legal Entities, one of them is associated with Vesper. At least its CEO Pavel Melnichenko is the head of a number of companies that own his projects, for example CloudNine on Bolshaya Polyanka. The information that it is this developer who buys the office on Shabolovka was confirmed by a newspaper source close to her, as well as one of the consultants who worked with the facility.

It is reported that in addition to the business center, the Vesper structure acquires rights to a land plot with a total area of ​ ​ about four hectares. Taking into account the neighboring site, which Vesper also controls, about five hectares will be built up.

It is planned to demolish the business center, and in its place to build a premium-class residential complex with a minimum of 125 thousand square meters. meters of housing. Investments in the implementation of such a project are estimated at 38 billion rubles. Revenue from the sale of apartments may amount to 79 billion rubles, the Vedomosti publication said[1]
