2025: Purchase of the estate of the princes Zasekins in the center of Moscow for ₽1 billion
The estate of the princes Zasekins in the center of Moscow was acquired by Togliattikhimbank. The deal to transfer the object, located in Voznesensky Lane and having the status of a cultural heritage monument, was completed in June 2025.
According to Vedomosti, the purchase data follows from the Rosreestr extract. Bidding for the sale of this object took place in April 2025, but the winner of the auction was not disclosed in the final protocol. The starting trading price is 1 billion rubles.
Mikael Ghazaryan, head of capital markets and investments at IBC Real Estate, considers the price to be clearly overpriced. According to him, the market value of the object is ₽500-600 million.
Based on the total area of the building and the site, it can be assumed that the object was acquired by the bank for its own placement, says Dmitry Antonov, director of sales and acquisitions at Ricci. Marina Malakhatko, partner of NF Group, agrees with him, who also believes that a representative office of the financial organization is likely to appear there. And this is logical: the object is located in the very center of the city, not far from the Moscow City Hall.
Senior Director of the Department of Assessment and Consulting Commonwealth Partnership Anton Kalistratov, however, admits a scenario of repurposing a building for luxury housing or apartments. But he himself admits that such a development of events looks unlikely, since for this it will be necessary to obtain many additional approvals. Placing an office there for rent is also hardly possible due to the need for large investments, adds Antonov.
The lot included a building with a total area of 1351 square meters and a land plot of 0.1 hectares. The seller of the estate was the company "Experimental Development Department" owned by the Moscow City Hall.
The estate of the princes Zasekins was built in the 1790s in the style of classicism. In those years, the mansion was the center of cultural life - artists, writers, musicians and architects gathered in it.[1]
2023: Togliattihimbank became the new owner of Togliattiazot
In January 2023, Togliattiazot (100%) Dmitry Mazepin became the new owner of Togliattikhimbank. Previously, the bank was owned by Sergei Makhlai, but in 2022 he was convicted of embezzlement of 85 billion rubles at the suit of a minority shareholder of the Uralchem plant (owned by Dmitry Mazepin). Makhlai was abroad at the time of the investigation.
2021: Ex-chairman of the bank Alexander Popov sentenced to 7.5 years
In June 2021, the former chairman of Togliattikhimbank (Samara region), Alexander Popov, was found guilty of bribing a judge in the amount of at least $2 million and sentenced to 7.5 years in a strict regime colony. Popov is obliged to pay a fine of 500 million rubles, during the investigation his property was seized - 293 land plots.
According to the investigation, Popov was an intermediary who was supposed to transfer money to the judge for making a decision in favor of Togliattiazot. The tax charged the head and owner of Togliattiazot Sergey Makhlai taxes for 320 million rubles, Makhlai decided to give a bribe to cancel the decision of the Federal Tax Service.
