2025: MBP bought Belaya Ploshchad in Moscow for ₽46,5 billion

MBP acquired the Belaya Ploshchad business center with a total area of ​ ​ 110.8 thousand square meters from the Belorusskaya metro station in Moscow for ₽46,5 billion during the auction for the sale of assets of the investment company O1 Properties. The transaction took place at the starting price of the lot of ₽61,9 billion, while MBP filed the only application for participation in the auction held as part of the bankruptcy procedure of Kvartal 674-675 LLC. The trading results were published on the METS electronic trading platform on August 29, 2025.

According to Vedomosti, MBP is connected with Sberbank through the structure of SBK Project LLC, which until 2022 belonged to the largest Russian bank. Sberbank is at the same time the main creditor of Kvartal 674-675 LLC with a total debt of ₽48,1 billion, which is most of the general rights of the claim against the debtor in the amount of ₽51 billion.

The auction was held as part of the bankruptcy procedure of Kvartal 674-675, recognized as insolvent by the Arbitration Court Moscow at the suit of Inspectorate Federal Tax Service No. 10 in Moscow. The debt to the tax authority is ₽567,1 million with the total obligations of the debtor over ₽51 billion.

The acquired asset includes a commercial and business center with an area of ​ ​ 51.6 thousand square meters at Lesnaya Street, 5 (blocks "B" and "C" with an underground parking lot under blocks "B" and "C"), as well as a building with an area of ​ ​ 45.1 thousand square meters on Butyrsky Val, 10. All objects are pledged by Sberbank as collateral for credit obligations.

Information about the ultimate beneficiaries of MBP in open sources is hidden, but the Rusprofile service indicates the creation of a company by the SBK Project structure with a history of ties with Sberbank Capital. It was not possible to receive official comments from MBP, Sberbank and O1 Properties.[1]
