YE'S is a large chain of apart-hotels in the market and has been developing since 2011. Combines hotel, residential and investment components. These are completely ready-to-rent apartments under the management of their own Management Company. As of October 2022, the network has more than 4,570 apartments. Six complexes are located in Russia and Kazakhstan: three in Moscow, two in St. Petersburg and one in Astana. Contracts have been concluded for the sale of three more apart-hotels of the franchise chain in St. Petersburg, Novosibirsk, Nizhny Novgorod. So, by 2026 it is planned to increase the number of units to more than 7,500.

2023: Annual revenue in Russia reached ₽2,66 billion

The revenue of the Russian part of the YE'S apart-hotel chain in 2023 reached ₽2,66 billion, and net profit amounted to ₽374 million, TAdviser got acquainted with such data in December 2024.

Gray loading of complexes in St. Petersburg and Moscow from January to December 2023 amounted to 94%. The flow of guests in apart-hotels of the chain has almost doubled - up to 134 thousand people compared to 80 thousand in 2022.

Irina Ivashkevich, General Director of the YE'S apart-hotel chain, noted that high average rates for accommodation and services, as well as the active construction of new complexes, contributed to the achievement of high results.

A significant contribution to the growth of indicators was made by the opening in Moscow of a new apartment hotel YE'S Technopark as part of the Technopark Plaza multifunctional complex, which received more than 20 thousand guests.

The share of short-term rentals in an apart-hotel in some months reached 60% of the total number of rooms in management. This provided investors with income at the level of 8-10% per annum, excluding the capitalization of the asset. Total payments to owners in 2023 exceeded ₽1 billion.

YE'S's portfolio has been replenished with five new projects and includes eight apart-hotels, which are implemented in St. Petersburg, Kazan, Vladivostok, Blagoveshchensk, Irkutsk, Nizhny Novgorod and Novosibirsk.

The company plans to further expand into major tourist centers in Russia and abroad - into Uzbekistan, Azerbaijan, the UAE and Georgia. The network already has an international project - the YE'S Astana apart-hotel in the capital of Kazakhstan.

YE'S is also launching an educational project "YE'S School" to train specialists in the service apartments. The program includes training in operations, marketing, franchise management, and professional development courses for current^[1]

2024: CEO appointment of Anna Waal
