MR Group completed the next stage of implementation of BIM technology

2020: Implementation of BIM technology. End of the next stage of the project

The MR Group company, the Russian developer, announced on January 13, 2021 end of the next stage of implementation of BIM technology for implementation of construction objects. The Aybim company acted as integrator.

As of January, 2021 the developer applies BIM in the maximum volume on the project of the residential complex Mother country which is located in Moscow on Volgogradsky Avenue. On the basis of BIM model in the environment of the general data of BIM 360 interaction with the general contractor is conducted and acceptance of the work documentation is performed. Also based on cloud BIM service work of construction supervision is conducted: the staff of department moves with tablets on building and adds the note directly to BIM model.

The management of MR Group made the decision on system implementation of information modeling in 2017.

"As MR Group gives function of design on outsourcing to professional contractors, some of the first in the market the universal language became necessary for us for communication with our contractors which would allow to keep track of quality of projects and their compliance to all our requirements as developer, – Alexander Obukhov, the chief executive   of MR Group told.  – It was important that this language was the most flexible, digital, modern, capable to adapt to dynamically changing requirements and realities of the market. And BIM became such language for us".

In addition to a possibility of quality control of works of external designers, MR Group was going to solve with the help of BIM some more problems:

• At a design stage to correct collisions between all sections that on the next stages will allow to execute the construction project just in time and according to the budget;
• Automate and standardize work with designs based on BIM model for support of quality and the uniform standard of a product;
• Receive calculation of volumes from model in the automatic mode – the concepts "enlarged" at a stage and detailed at later stages;
• Obtain relevant data for marketing and sales;
• Create an environment of the general data for all participants of process on the basis of cloud BIM solutions. Simplify information exchange on the project.

Implementation of information modeling in the company began with development of the BIM standard. It included parts of interaction of the developer and the designer, the list of data which need to be entered to BIM model as a result to receive qualitative and investment attractive object.

MR Group to development of the standard were involved both specialists, and representatives of top management from outside.

"The management of MR Group plunged into an implementation project at once, and it is one of the main reasons for which afterwards we received desirable result, – Alexey Zotov, the managing partner Aybim noted. – Participation of the top officials, their authority on our case it was important for motivation of partners who needed to adopt new rules of the game".

Within three years of MR Group gradually increased the level of use of information modeling in the projects. The company began with design of some sections in BIM and gradually increased depth of use of technology. It was supposed that the same way together with the developer there will pass also contract organizations. In practice not all from them could conform to requirements of MR Group. Within three years "from a holder" permanent contractors because of the low level of work in BIM about 25% of the companies dropped out.

"We gradually "putting the clamps", increased requirements to contractors, prohibited "untie" BIM model from drawings, – Alexey Zotov explained. – As a result we come that many designers hand over models without collisions in time. We receive qualitative BIM models on which we consider sheets and we transfer to biddings with the general contractor. In three years our designers learned to do models from which LOSS factors are calculated and on the basis of which business solutions are accepted".

The BIM standard in development

The main requirements to designers are recorded in the MR Group BIM standard. It is constantly updated document which in three years underwent already several iterations.

"Standard changes are connected with constantly growing requirements of MR Group to model and expansion of a zone of use of BIM, – Anastasia Elfimova, the MR Group project manager in Aybim told. – In particular, the BIM model began "grow" in the first versions of the standard only at the stage "П". While later versions order work in BIM already at a concept stage. In the latests version requirements of work on BIM technology already with sections of design and external engineering networks appeared. In addition to requirements to unification of objects and information filling, the BIM standard included requirements for work in the environment of the general data based on cloud Autodesk BIM 360 software product. Also, according to the document, designers are obliged to work now based on the Autodesk BIM platform as the main software for check of models in MR Group is Autodesk Navisworks".

Important part of the BIM standard admitted to MR Group is connected with unification and quality improvement of designs.

"At some point we understood that it is already necessary to check at a stage of the concept designs with the furniture placed in them and home appliances for collisions on the basis of BIM model. So the concept of Whitebox within which we developed families of furniture and the equipment of a certain type and dimensions for each of three classes of housing was born, – Alexey Zotov told. – Now each of designers performing works for MR Group is obliged to model designs on the basis of families and to check them for collisions. For example, the Whitebox tool helps to define whether enough the place it is selected under service areas of home appliances and whether the bed placed in the bedroom prevents to open a door. During the work with flat drawings to trace such collisions extremely difficult".

Following steps of implementation of BIM

MR Group consistently goes to expansion of a zone of use of information modeling. This approach will remain in force and in the years ahead.

"Growth of quality of projects of the developer, an opportunity in time to transfer to building BIM model without collisions and to manage effectively construction became the main result of implementation and gradual expansion of a zone of application of BIM in MR Group, – Alexey Zotov summed up. – It is important that, being one of the largest developers, MR Group leads all market, increases the level of construction projects in general. We called this phenomenon of MR Fluence. Let and not all designers wanted to use BIM at once, but gradually MR Group pushes them to studying of new approaches and technologies. Influence extends to other participants of an ecosystem – designers, general contractors, experts of construction supervision. For us as consultants work is also an opportunity to qualitatively change standards of the market".
