Residents could be mistaken or deliberately choose incorrect, but more urgent categories (for example, "emergency" for a minor problem), which violated work processes.

How does it work:

• A resident sends an application to the management company in the application
• On the application page in the admin panel of the Criminal Code, the employee sees the "Check using AI" button
• The system sends a specially designed prompt (request) and the text of the appeal to Gigachat
• AI analyzes text and returns recommended category
• Category and deadline are automatically included in the requisition

At the testing stage, the accuracy of determining categories reached 70%. It is expected that after the final configuration and transition to fully automatic mode, this solution will unload administrators, optimize the routing of requests to contractors and the overall efficiency of the management system.

The second direction is the introduction of a chatbot for end users, which will be able to answer any question, both about the work of the Majord application and about life in an apartment building. This is especially true for new settlers and people of the older generation.

Two knowledge bases are taken as the basis of the "brain" of the bot: from "Philosopher" (about the application) and from the management company (about the rules of the house). AI not only addresses these bases, but also maintains a long context of dialogue, conducting meaningful conversation.

"Philosopher" sees artificial intelligence as a practical tool, not a marketing ploy. The implementation is carried out pointwise, where it brings real benefits. Among the immediate plans:

• Deep integration of the chatbot: so that it not only gives a text answer, but can also immediately perform actions in the application (for example, open this section with meter readings, which a resident asked about).
• Smart home: analysis of user behavior to create personal automatic scenarios (for example, automatic adjustment of lighting and heating to the habits of residents).
• Internal processes: The company actively uses AI in its work, for example, for data analytics without the need to write complex queries, which optimizes the receipt of information hidden in databases. Also, Filosfot has already started the processes of introducing AI into other products of the company. For example, as of August 2025, the process of introduction into the product "Training Portal" is being carried out. According to the idea of ​ ​ "Philosopher," artificial intelligence should facilitate the analysis of the results of the 360 assessment, which will help unload the employees responsible for conducting the survey. The ability to use the system in demo mode

The IT company has implemented the ability of management companies to obtain free demonstration access to the CRM system of the Majord application. Now representatives of the management company can independently register in the system and use the full functionality of the platform for free within 30 days.

Free access allows you to test the capabilities of Majord within a month: from a CRM system to viewing CCTV cameras. After the end of the demo period, the Criminal Code will be able to issue a paid connection. Already during the free test period, management companies will be able to optimize and improve the processes of setting tasks for employees and monitoring their implementation, as well as assess the automation of work processes. All notifications at the Centre are ordered into temporary groups: today, yesterday, this week, this month, earlier. Each message has a "Read" button, after clicking on which the notification will be considered read and painted white.

You can make temporary passes for guests and their transport - all this is issued in the application on a mobile phone. All this happens without the participation of an employee of the management company, which undoubtedly saves both time and resources.

Integration with the Smart Home Sber platform
