2025: Efko bought Arkus IV BC for headquarters for ₽10 billion

The Efko group of companies acquired the Arkus IV business center with a total area of ​ ​ 25 thousand square meters. m on Leningradsky Prospekt in Moscow to accommodate its headquarters. This became known in mid-January 2025.

According to Kommersant, the developer of the object was AB Development Alexei Blanin and Kirill Androsov. NF Group partner Stanislav Bibik estimates the transaction value at ₽10 billion, and Remain CEO Dmitry Klapsha at ₽11,7 billion.

At the beginning of January 2025, the company's premises are rented in the business center: Kraft Heinz, Cargill, Power International, Sollers and Altera Capital, occupying a total of 8 thousand square meters. m. The new owner of the business center plans to keep current tenants.

Efko executive director Sergei Ivanov in August 2024 announced the transformation of the production holding into an investment company, where the new office in Moscow should become one of the drivers of the changes.

According to the publication, until January 2025, the company was located in the Central City Tower business center on Ovchinnikovskaya embankment and initially planned to rent or purchase a room with an area of ​ ​ up to 8 thousand square meters. m for headquarters. The largest co-owner of the Efko group of companies is businessman Valery Kustov with a share of 34.4%.

Victoria Guseva, rental director of the Nikoliers office real estate department, notes that the acquisition of a business center is a logical solution in the face of growing demand and limited supply in the market.

According to the head of the investment department of CORE.XP Irina Ushakova, in 2024 the vacancy rate of offices in Moscow decreased to a record 3.8%, which led to an increase in rental rates by 14%. About 62% of the office space sold was purchased by end users.[1]
