iCity Business Complex

iCITY is the flagship project of the developer, which is two modern skyscrapers: Space Tower with a height of 260 m and Time Tower 141 m. The total area of ​ ​ the complex is 230 thousand square meters, including office space, recreational areas and an underground parking for 950 cars. iCITY has good transport accessibility - metro stations, MCD, MCC and the Third Transport Ring are located nearby. The complex is certified according to the Clover standard, which confirms its compliance with ESG principles and environmental standards.

Transcapitalbank bought offices in Moscow City, which are valued at ₽12,6 billion

The structures associated with Transcapitalbank acquired a total of about 18 thousand square meters in the iCity business center in the Moscow City business district. Consultants estimate the value of the transaction at ₽12,6 billion. The bank plans to lease the premises to generate stable income. This was announced by Kommersant on October 2, 2025.

TKB through Trial LLC registered ownership of almost 8 thousand square meters in September 2025. The premises are located from the 53rd to the 56th floor of the newly completed tower. The source of the publication in the real estate market reported this part of the transaction. Another interlocutor points to the purchase by the bank's structures of space from the 57th to 61st floors with a volume of 10 thousand square meters. Transcapitalbank declined to comment on the information. Property developer MR Group did not respond to a request from the publication.

iCity Business Center in the Moscow City Business District

Transcapitalbank ranked 26th in the ranking of the largest banks in Russia in terms of assets as of July 1, 2025. The figure was ₽353 billion. The capital of the financial institution reached ₽39,7 billion, which corresponds to 32nd place in the ranking. The bank's net profit in the first half of the year amounted to ₽3,6 billion. The iCity Business Center consists of two towers with a single stylobate. The total area of ​ ​ the project is 230 thousand square meters. Of these, 136 thousand square meters are allocated for offices. Retail premises occupy 9.8 thousand square meters. The first phase of the project was put into operation in 2024. The second stage was commissioned this year. Moscow City Hall purchased real estate in the complex.

The developer MR Group was founded by Roman Timokhin and Viktor Labuzdko. The company only sold space in the project without a lease offer. A representative of the developer said that in August 2025, only 21 thousand square meters remained free. The demand for premises in the tower exceeded the expectations of the developer. The location in the business district provided high interest from buyers.[1]

Completion of construction

In the Moscow International Business Center "Moscow City" completed the construction of a large high-rise complex iCity, the implementation of which required large-scale investment. The project is two connected skyscrapers with a total area of ​ ​ 230 thousand square meters - the 161-meter Time Tower with 34 floors and the 260-meter Space Tower with 61 floors. Construction work has been carried out since 2020 under the management of the development company MR Group. This became known on August 5, 2025.

According to RIA Novosti, the new business towers were the first in Moscow to be parked on an overpass from the Third Transport Ring, which is not loaded with the main traffic stream. This architectural solution is designed to optimize the movement of cars and reduce the load on adjacent roads.

iCity skyscraper built in Moscow City for tens of billions of rubles

The commercial area of ​ ​ office space in the complex is 140 thousand square meters. All offices in iCity are exclusively for sale, the rental of premises is not provided for by the project business model. As of August 2025, an area of ​ ​ 21 thousand square meters remains free for sale.

Architectural features of the complex include terraces on all floors of the towers with semi-transparent glass floors. Representatives of MR Group noted that this format of viewing spaces is rare for skyscrapers in the Russian capital. Such architectural solutions provide additional recreational areas for company employees.

The central part of the high-rise complex is occupied by an atrium covered with a glass dome. Under the dome are catering areas, retail space, sports facilities and a conservatory. The multifunctional space of the atrium is designed to create a comfortable working environment and organize business events.[2]
