2024: Rental of 67.5 thousand m of warehouses
In July 2024, it became known that the largest warehouse lease transaction since the beginning of the year was closed in Russia: the electrical engineering company IEK Group rented 67.5 thousand square meters from the developer Parametr, created by the PIK group. m in the Kuvekino industrial park in the Desenovskoye settlement near Troitsk in new Moscow. The tenant will occupy the area, which will be commissioned in mid-2025 as part of the first stage of the project.
According to Vedomosti, representatives of IEK Group, Parametr, as well as NF Group, which acted as a consultant to the transaction, confirmed the information about the transaction. According to the commercial director of IEK Group Artem Maimor, the decision to lease additional space in Kuvekino was made due to the lack of capacity of the company's warehouse complex on Varshavskoye Shosse. He explains the choice of speech therapy by the "good throughput" of the complex, a feature of which is the presence of a cross-docking system for the through movement of goods.
The rental rate at Kuvekino, according to experts, can range from ₽9800 to ₽12 000 per 1 sq. m per year excluding operating costs and VAT. Thus, the annual expenses of IEK Group for the new warehouse will be at the level of ₽661,5 -810 million.
Consultants note that this transaction is the largest in 2024 with a speculative warehouse. Prior to this, the record in this segment, according to the NF Group, belonged to Wildberries "41,781 sq. m in the speech laboratory" Sofino "and the company" Nonton "" 40,000 sq. m in the center "M.video" in Chekhov. " In addition, the developer Parametr began to build the park without having agreements with any company, while usually speech therapy plants are built according to the build-to-suite scheme "in the presence of a specific tenant or buyer." 781 sq. m in the speech therapy park "Sofino" and the company "Nonton" "40,000 sq. m in the center" M.video "[1]
