2021: PIK Group bought 50% of Sigma Holding

At the end of September 2021, it became known about the sale of 50% in Sigma Holding to the PIK group. The latter bought the asset from the former top manager of PIK Vladislav Sviblov, a large shareholder in a number of mining assets in Russia. The remaining 50% of the developer belongs to German Tyo, the son of the head of Capital Group Pavel Tyo.

On the part of Capital Group, the ownership structure of Sigma Holding has not changed, a representative of Capital Group told Forbes.

The transaction is mentioned in PIK prospectus to SPO. It also says that as a result of the purchase of half of Sigma's business, the debt of Russia's largest housing developer grew to 45 billion rubles. Analysts at Colliers consulting company estimate Sigma's 100% at 91 billion rubles, which means that the purchase of 50% of the developer could cost PIK at least 45 billion rubles.

By the end of September 2021, PIK is implementing development projects in 14 regions of the country, manages real estate in 20 regions and plans to increase the number of regions by another six in 2021.

By December 2023, the group plans to enter more production in the area of ​ ​ 2 million square meters. m of modular housing, as a result of which PIK may become the largest developer of such real estate. By September 2021, only one module production plant is operating - an enterprise with a capacity of 50,000 square meters. m in Moscow.^[1]
