Residents of a large residential complex in Moscow got the opportunity to use the services of a digital ("smart") apartment building. The operator of the GIS housing and communal services system (Information System Operator JSC), together with participants in the digitalization market, has implemented a project to introduce smart technologies into an already commissioned and populated residential building. This was announced on February 7, 2023 by the Unicorn company.

As part of the pilot project, the group of companies Uniservice"" connected the residential complex "City on the Tushino-2018 River " to the platform for smart buildings, Ujin the developer of which is Skolkovo resident IT the Unicorn company. The Housing Digitalization Laboratory managed the digitalization project.

The participants of the pilot project were given the opportunity to answer a doorphone call through the application, open the door using a BLE key, view video surveillance cameras installed on the territory of the LCD, create personal and guest passes  by PIN or QR code, send applications to the Criminal Code and pay receipts online.

The introduction of digital services in apartment buildings is initiated for the most part by developers. In this case, already when checking in, a person receives a wide range of "smart" options: access to managing the infrastructure of the LCD, "smart apartment" and other services. For residents of already built and populated houses, in which smart technologies were not originally laid down, such opportunities are simply not available. However, interest is visible among customers, so it was decided to conduct a pilot project "Smart Apartment home." First of all, it was implemented in order to ensure the comfort and safety of residents, as well as to increase the availability of current technologies. The task was to assess the effect of the introduction of digital services,

As a result of the implementation of the project "Unicorn" and "Housing Digitalization Laboratory" conducted a survey of residents of the residential complex "City on the Tushino River-2018," which revealed the demand for smart technologies among residents of secondary housing. Thus, 83% of the surveyed residents expressed a desire to continue using digital services. Another 16% are interested in using them, but believe that this is an expensive service. At the same time, 49% of respondents noted that smart home services should be taken into account in the current tariff from the management company, and 44% of respondents are ready to allocate an additional amount to pay for them.

On the one hand, a person has no time to spend time solving everyday problems, on the other, he is used to using digital services (online retail, online bank, public services, etc.). By purchasing an apartment in a new building, he expects that the "figure" will help him in terms of housing exploitation, but at this stage of market development, an integrated approach to digitalization is just beginning to be applied,

There is an opinion that it is impossible to make a residential complex already built smart. However, the company's experience shows that for houses under 5-10 years old, it is possible to connect engineering and information systems and create a single digital environment. For the pilot project, an audit of the residential complex was conducted, a technical solution was prepared on the basis of the Ujin platform, the LCD equipment was connected and commissioned, and the management company was trained. Technical and marketing support for the project was also provided and will accompany it after the completion of the "pilot" in order to fully enable users to assess the capabilities and test the operation of services,

As a result of the completion of the pilot project and the identification of the demand for digital services among residents of apartment buildings of the secondary housing stock "Uniservis" and "Unicorn" agreed to connect several more metropolitan residential complexes to the Ujin platform.
