2024: Sale of villa to GS Group holding company
In February 2024, the company "Consult-Technology," which is part of the GS Group holding), made the purchase of the villa "Porr" in the village of PrimorskKaliningrad region. The transaction took place at an auction with an initial price of 30.9 million rubles.
As the Rugrad edition writes with reference to the data of the TEK-Torg site, Consult-Technologiya turned out to be the only contender for the purchase of the villa. The real estate seller was JSC "Corporation for the Development of the Kaliningrad Region."
According to Rugrad, the contract with the buyer is concluded at the initial price. At the same time, it is noted that the cadastral value of the building, as follows from the Unified State Register of Real Estate, is about 22.8 million rubles, and the cost of the land plot is 21.6 million rubles. Thus, the initial price was 13.5 million rubles lower than the total value of the property complex (44.4 million rubles), the newspaper notes.
According to the Kontur. Focus service, by February 25, 2024, Diana Beze was the general director and founder of Consult-Technology LLC. The company is registered at the head office of GS Group in St. Petersburg.
1900-2023
Villa "Porr" of the early twentieth century is recognized as an object of cultural heritage. It is located near the coast of Primorsky Bay. The plot under the mansion also has security status. The territory is a natural monument of regional importance - the Primorsky Park.
The building was built no later than 1905. It was originally owned by entrepreneur Anton Porr. After the war, a military hospital department was located there.
In 2022, the regional authorities agreed with the Ministry of Defense of the Russian Federation on the transfer of the object to regional ownership and began a search for an investor. The head of the Baltiysk administration, Sergei Melnikov , said that by 2027 it would become a "magnificent object."
In 2023, the Government of the Russian Federation issued an order to which it transferred the villa "Porr" with a land plot to the joint-stock company "Corporation for the Development of the Kaliningrad Region." The property complex was included in the authorized capital of the organization. The cost of real estate at that time was estimated at 26.2 million rubles.[1]
