A year earlier, 24% of the space remained free in flexible offices in Moscow, and 23% in the first quarter of 2022. In total, coworking spaces account for 5-6% of the total office space.

A shortage of coworking spaces has formed in Moscow

According to Kirill Babichenko, head of the services department for office real estate owners CORE.XP, in 2024, 34 thousand square meters are expected to be opened. m. New spaces for flexible offices. By December 2024, the total volume of operating flexible offices in Moscow should exceed 403 thousand square meters. m or 58 thousand jobs.

The reason for the popularity of coworking spaces is also explained by the desire of companies to call as quickly as possible in an office already ready for work. This does not require large investments and capital expenditures.

According to Maria Zimina, partner of NF Group, the main interest in renting flexible offices in 2023 was observed in the financial and banking sectors. The share of companies in this area amounted to 31% of total transactions. In May 2024, the cost of one workplace is about 36.02 thousand rubles per month.

According to Evelina Ishmetova, director of consulting and development at Key Capital, the shortage of flexible office space indicates a lack of high-end offices for renting in Moscow.[1]

According to Kommersant, citing Maria Zimina, director of the Knight Frank office real estate department, in May 2022, the vacancy rate in ready-made service offices in Moscow was 23%. The vacancy rate increased due to the move of IT companies to other countries and the reduction of office space occupied by the remaining players, the publication says.

The boom in coworking spaces and flexible office spaces could be replaced by a slowdown in this market segment

Over the past three years, the volume of demand for service offices amounted to approximately 8% of the total volume of transactions in the office market, according to Ricci|Offices (data released on August 10, 2022). The leader in terms of contracted space in co-working space was the e-commerce segment, which provided 65% of the total demand in the segment, said Dmitry Zhidkov, partner at Ricci|Offices.

According to him, in this situation, free coworking spaces compete not only with each other, but also with a sublease of classical spaces, the volume of which is already about 200 thousand square meters. m. Increasingly, potential tenants are ready to consider service offices in the format of a classic lease, that is, with a much smaller set of services, he adds. Thus, companies are trying to save money on rent payments.

In conditions of uncertainty, flexible office space can act as a temporary solution for companies that have a reduced planning horizon and which do not fully understand their need for offices in the long term, notes Maria Zimina. The advantage is also the absence of the need to invest in finishing against the background of an increase in the cost of building materials, she noted.[2]

The operator of the grant program, designed for three years, was the ANO "Platform of the National Technological Initiative." The government gave her the right to conduct competitive selection of universities.

According to m2data analysts, the economic situation that developed in Russia after the start of a special operation in Ukraine and the subsequent sanctions affected the market for coworking spaces and flexible offices in Russia, but not significantly. The highest rates in Moscow City and the Paveletsky business district are 53,500 and 50,833 rubles per month for a workplace, respectively.

The head of tenant relations at Jones Lang Lasalle, Ekaterina Belova, says coworking shops are rented mainly by firms from the IT and Internet trading sectors, some of which are revising their plans and transporting teams to other places. Maria Zimina, director of the office real estate department at Knight Frank, believes that the growth of the vacancy was also influenced by the departure of many foreign companies from Russia. In general, this situation in the flexible office market may last until the end of the summer of 2022, but in the fall the number of transactions is likely to increase, Sharaeva said.[4]

Portal data kovorkingi.ru

The main part of the coworking spaces is located in Moscow and St. Petersburg. According to the kovorkingi.ru portal, there are 440 flexible spaces. All other regions account for a total of 336 flexible spaces. Contrary to the established model that coworking spaces in the regions have nothing to do, it is there that we should expect the rapid growth of this segment of commercial real estate in 2021[6].

Everything reaches the regions much more slowly. What appears in the West is going to Moscow and only then penetrates beyond its borders. Now the regional coworking market is only 10-20% of the total. Among the regions, such territories as the Krasnodar Territory, Sverdlovsk and Novosibirsk Regions, etc. are in the lead in terms of the number of coworking spaces.

The capital market is confidently moving towards the European value of 5% of flexible spaces of the total number of total real estate. Annually, the segment market increases by 30%. The regions are developing more slowly, but there are all the prerequisites for achieving an indicator of 1-2% of regional office real estate.

There is already a reason for this: end consumers are interested in the format, businessmen are owners of office real estate, representatives of the state. After all, coworking spaces are the infrastructure for the development of any business: large, small, microbusiness.

For regionals who are used to the classic office, this format is from the exotic area. Therefore, most launches should be expected in million-plus cities with high entrepreneurial activity. Coworking projects in the regions are launched by bold entrepreneurs who are ready in advance for the fact that the demand for them will have to be formed independently.

Such coworking spaces will be in demand among employees who remained at remote work after the coronavirus pandemic, experts say. Employers will understand that with a competent approach, its effectiveness is no less than office work, but at the same time you can save impressive amounts on the offices themselves, "the Superjob online job search service told the publication.

File:Aquote1.png
"Most of the employees also do not want to return to the office, however, they may not be comfortable enough to work at home.
