The CMEA house-book on Novy Arbat was transferred to "Kievskaya Square"
The Kievskaya Ploshchad group of the God Nisanov and Zarakh Iliev became an investor in the renovation of the building of the former Council for Mutual Economic Assistance on Novy Arbat in Moscow. This became known in early February 2025 from the data of the Moscow City Property Department.
According to Kommersant, the building with a total area of 56.44 thousand square meters. m was built in 1970 according to the project of architects Mikhail Posokhin, Ashot Mndoyants and Vladimir Svirsky. Until the fall of 2023, the object was on the balance sheet of Olympus JSC, after which it was transferred to the Moscow mayor's office.
According to the results of the survey in 2024, the facility was recognized as limited operable and does not meet the requirements of the current standards in the field of mechanical and fire safety. Renovation of the "book house" will begin in 2025.
On the site of the CMEA building and nearby facilities, it is planned to create a cluster with a total area of more than 600 thousand square meters. m, which will connect Big City with Arbat and Khamovniki. About 450 thousand square meters. m will be allocated for socio-cultural, leisure and business facilities, including a conference center and a children's leisure center.
According to Dmitry Shelkovsky, head of land assets and development at consulting IBC Real Estate, the volume of investments in the project will range from ₽100 billion to ₽120 billion, depending on the concept approved by the mayor's office.
Olga Shirokova, partner of the NF Group consulting company, notes that the area is oversaturated with hotels, so the bet on new offices and housing is justified. Anna Trushkina, head of the Whitewill office department, points to a payback period of at least 15 years for such projects.
The agreement between Kievskaya Square and the mayor's office provides for the transfer to the city of part of the objects of the future cluster, mainly social and leisure infrastructure. Residential and commercial areas will remain at the disposal of the investor for subsequent sale.[1]
Launch of the Food City Express grocery store chain
