Finalization of the platform for smart buildings for 322.6 million rubles
The company Unicorn"" on May 14, 2024 announced the completion of the revision of the platform for Ujin smart buildings. A particularly significant project was implemented with grant support. RFRIT
According to the company, as a result of the work, the platform has been transformed into a scalable operating system Ujin OS. Its users have already become buyers and owners of residential and commercial real estate, residents and visitors to buildings, developers, management organizations, state and private companies.
The product is a completely domestic development and import substitutes the Internet of Things systems of companies such as Tuya, Huawei, Siemens and Honeywell. The transition to Ujin OS will avoid external risks associated with the departure of foreign suppliers of comparable solutions from the Russian market.
The project is included in the list of especially significant and is included in the roadmap "New Industrial Software," approved by the Government Commission for Digital Development, the use of information technologies to improve the quality of life and business conditions.
The revision of the Ujin platform was implemented with grant support from the Russian Information Technology Development Fund within the framework of the Digital Economy national project. The total cost of the project amounted to 322.6 million, rubles the amount of the grant - 258.1 million rubles.
Government support allowed us to expand the team of qualified software developers and equip the workplaces of employees who participated in the project. This optimized the process of finalizing the Russian product instead of foreign solutions.
One of the key tasks of the development strategy of the construction and housing and communal services industry in Russia is its digital transformation and ensuring the introduction of competitive Russian software, increasing the digital maturity of the industry. Every year the number of developers is growing who are introducing domestic technologies and thereby changing the approach to the operation of capital construction facilities and increasing their efficiency. Already at the stage of initiating the project, we saw the potential for import substitution of the software product finalized by Unicorn, and in May 2024 it provides real opportunities to solve the existing problems of the housing and communal services industry and the operation of buildings in general. noted Alexander Vilesov, Chairman of the ITC "Housing and Communal Services," General Director of PJSC "T Plus" |
The Ujin platform is a software product thanks to which the construction industry and housing and communal services are "digitalized" in Russia. The stack of technological solutions based on Russian software allows homes to become "smart." Such digital services and solutions give a direct positive effect on the Quality of Life Index of Russian cities. RFRIT grant support made it possible to launch the implementation of a significant import substitution project in the field of construction and housing and communal services in a timely manner. stated Alexander Pavlov, Director General of RFRIT |
The RFRIT grant for our company became timely and necessary state support, which ultimately influenced the stimulation of development demand for digitalization. Our partners from among the developers have picked up the general trend towards the integration of smart technologies. Thanks to the support of the fund, we have increased the number of useful services for residents and management companies, and also made it possible for third-party developers to create such services on their own and develop the necessary integrations for work. This will make it possible to use Ujin on objects not only for residential purposes, but also for commercial real estate, social facilities, and will also contribute to application on existing buildings. told Svetlana Perminova, director of Unicorn |
During the implementation of the project, the platform architecture was redesigned and the functionality of the Ujin platform was expanded. The Unicorn development team not only increased the number of services for management organizations and residents of buildings for various purposes, but also carried out a fundamental transformation of the platform itself. Universal integration bus and other tools allow third-party developers to independently implement a project of any complexity, creating and modifying modules for external systems and services for users based on Ujin OS. Thus, customers will be able to solve various tasks related to automation of building management, dispatching, data analytics, communication, etc.
As of May 2024, more than 400 residential and commercial real estate objects are connected to the platform, and more than 300 more are in the process of implementation. Thanks to integration, 26 regions of the Russian Federation became part of the large Ujin ecosystem, including Moscow and the Moscow Region, St. Petersburg, Krasnodar and Perm Territories, Tatarstan, Chuvashia, Khanty-Mansi Autonomous Okrug, Nizhny Novgorod, Amur, Novosibirsk region and others.
An example of using the capabilities of Ujin OS was the implementation of a project with GIS housing and communal services, thanks to which residents of apartment buildings had the opportunity to use the video surveillance service in the mobile application "Public services. Home». As a result, any apartment building in the country, subject to technical requirements, can either connect existing cameras to Ujin OS, or install others and bring them to the State Public services application. Home».
The digital solutions that Unicorn is developing allow you to optimize the product and provide a different level of service for the three basic needs of property owners: safety, comfort and energy efficiency. The importance of introducing these technologies is proved by the fact that in May 2024, buyers are increasingly interested in the "smart" features of housing. We are already implementing joint projects with Unicorn to implement the platform in our iLove and Bauman House business class quarters, as well as mobile applications for residents. noted Stanislav Kiselev, General Director of KORTROS Group of Companies |
Various solutions of individual vendors, equipment manufacturers, common house systems and apartment automation can be integrated into the Ujin OS platform. All of them become part of the ecosystem in which the Ujin platform will provide all the logic of the services of the management company and the resident of buildings, client fronts, the ability to refine existing ones and create other services.
Entrance to the list of OZP in the field of housing and communal services

Entering the UAE market
On October 11, 2022, it became known that the developer of the platform for smart buildings Ujin entered the UAE market. The company will offer its solutions to local developers, management companies and integrators.
Today we define the demand for our product on the international market, namely in the UAE, as a key hypothesis. According to the preliminary analysis that we conducted in preparation for export, there are no such platform solutions that ensure the creation of a single digital environment for a smart building in the Dubai market yet, "said Alexey Yuzhakova, chairman of the board of directors of Promobot and Ujin. |
According to him, the company sees great opportunities for Ujin in this market, but there are some limitations and features of work here.
The company notes that the demand for the product in the UAE market is high. The developers make this conclusion on the basis of the dynamics of the volume of construction of elite housing, including with similar devices, as well as on the basis of a significant amount of supply in terms of smart home services.
Ujin plans to implement large-scale projects together with UAE developers: create new digital products and create ecosystems of smart buildings based on its own cloud integration platform.
The developers of the Ujin platform position it as one of the advanced solutions for automation, monitoring and management of residential and commercial real estate. The company combines expertise in engineering systems, artificial intelligence and innovation in the field of the Internet of Things to offer customers a comprehensive product: software, IoT devices, as well as mobile applications and web interfaces for users.
As part of the IT solution for developers
IT companies "Unicorn," resident of Skolkovo and Technopark Morion Digital, developer of the platform for smart buildings Ujin, and "CFT-Basis," developer of the online service "Basiz.Klyuchi" to automate the process of handing over the finished object from the developer to the buyer, plan to develop joint projects for developers and management organizations. Unicorn announced this on June 27, 2022.
The goal of the partnership is to automate the processes of the developer's work at the stage of acceptance and operation, combining the capabilities of the Basiz.Klyuchi service and the Ujin platform, to offer the real estate market a comprehensive IT solution that allows you to create a single digital environment.
By choosing a joint decision of the two companies, the developer will be able to fully control the process of eliminating comments identified at the acceptance stage and working with warranty requests at the operation stage. Thanks to the integration, data on owners and premises will be seamlessly transmitted between the Ujin platform and the Basic Keys service.
For example, the comments identified by the owner when handing over the apartment will be recorded electronically in the Basic Keys system, then the developer's contractors will accept the created applications for work, and the owner will be able to monitor the progress of their implementation through the Ujin mobile application. Further, if warranty requests occur, the owner requests created in Ujin will be automatically transferred to the Basic Keys service.
We see three main values that are in demand on the market. These are fast data sharing, process automation financial , and resource savings. We offer customers a complete solution based on all three values. By uniting, we provide the developer with a quick, convenient and economically profitable way to digitize the work of the acceptance department and the management organization, - said the Svetlana Perminova director of Unicorn. |
At the acceptance stage, the BasicKeys service can speed up the process by 2-3 times, thanks to good functionality. All actions are digitized, ranging from issuing documents and sending SMS to a full-fledged personal account of the client, online fixation of defects and analytics.
Further, after the delivery of the facility, the Ujin platform provides the management organization with the opportunity to effectively interact with apartment owners, tenants and operational services, manage engineering systems, promptly respond to emergencies and applications of residents, monitor resource consumption, issue invoices in a timely manner and track payment.
We have created a service for automating the stage of settling and transferring keys, more than 80 developers from all over the country use our solution, helping to make the service even more convenient and functional. We have received many requests to combine our Basic Keys solution with the industry standard, the Ujin smart building platform. We are glad that this is now done. This, of course, will allow you to work seamlessly, speed up work and reduce costs, - said Artem Glukhikh, General Director of CFT Basis. |
2021: Building Multi-Vendor Smart Home Systems Management Technology in One App
In Russia, they created a technology for managing smart home systems from different manufacturers in one mobile application. This development of Unicorn uses the Zigbee wireless communication protocol.
From the beginning of 2022, Ujin Pulse and Ujin Lume devices designed to control household appliances and lighting, respectively, will be available in Zigbee-enabled versions. This will make it possible to significantly expand the functionality of your smart home, and a mobile application based on the Ujin platform will become a single control center, providing configuration of collaboration scenarios for all devices, the developers explain.
We began to support Zigbee, we are sure that this will be appreciated by our developer partners, because there are prospects for the rapid addition of a large number of devices already in the process of housing operation, "said Svetlana Perminova, General Director of Unicorn. |
The company added that using the ZigBee protocol has several advantages over a number of other technologies used to communicate IoT devices. Connecting new devices increases the coverage area due to the mesh structure of the network - devices can transmit signals to each other along the chain. This allows you to use Ujin devices instead of buying a separate Zigbee hub in each apartment, which also leads to lower costs.
The ZigBee standard has a slight advantage over Wi-Fi and Bluetooth when used in smart homes. One of them is reduced power consumption, which is achieved due to a special "sleep" mode. The delay in transmitting the signal to the Bluetooth module is a few seconds against 30 milliseconds for the Zigbee module. In addition, the ZigBee module costs less to manufacturers than Wi-Fi.
2019: Mysmartflat and Sapfir rebranding
In September 2019, Unicorn carried out a comprehensive rebranding of its Mysmartflat and Sapfir products, introducing the Ujin trademark, which combined a platform for creating smart homes, buildings and a line of Ujin smart home devices.

SAPFIR View - Smart Apartment Applications
On December 17, 2018, it became known that the developers of the Perm company Unicorn created the SAPFIR application, which studies the habits of owners and manages devices and scenarios in smart apartments. The application is tied to the SAPFIR line of smart devices. Their characteristic feature was artificial intelligence, embedded in each device and controlled using the application. By acquiring additional knowledge about the owners, their habits and plans, it becomes an indispensable assistant who does not lose sight of anything.
The SAPFIR line of devices is represented by a smart multisensor that monitors and automatically supports various parameters in the apartment, a thermostat that saves on housing and communal services, a leak sensor, a dimmer that controls lighting, etc. You can also connect another technique to SAPFIR.
SAPFIR artificial intelligence studies the behavior of owners and adapts the work of all available devices to it. For example, having determined the approximate time for the owners to return home, a smart apartment itself can run certain scenarios - turn on the light, set the optimal temperature, turn on your favorite music, etc.
Imagine that your apartment has its own intelligence, which combines all your devices and household appliances in an intelligent interface, learns from your habits, communicates with you through the application. It's time to believe that this is no longer fiction or the privilege of the rich. Through the use of cloud technologies and the concept of the Internet of Things, we have made SAPFIR devices and smart kits as accessible as possible to everyone. Our customers choose the level of comfort and automation they need, creating their own personal smart space. |
The SAPFIR app is available for iOS and Android for free.
Integration with voice assistant "Alice"
On September 10, 2018, Unicorn introduced an expanded set of functions for its MySmartFlat platform, a single residential management center. Thanks to integration with the voice assistant from Yandex, now smart apartments on MySmartFlat will be able to recognize the speech of the owners. In order to turn on the kettle, change the temperature or run the "I'm gone" scenario, you just need to ask it out loud.
Unicorn specialists have developed an additional module for Alice, which is responsible for managing the "smart" apartment, while all the basic capabilities of the voice assistant have been preserved. Therefore, with the help of Alice, you can also find out the weather forecast, ask to include your favorite song, or just chat.
The future has really arrived - what we have seen many times in films or imagined in the wildest dreams, now a reality accessible to everyone. A "smart" apartment has turned from a certain set of gadgets into an invisible assistant, interlocutor and security guard in one person, "said Svetlana Perminova, director of the Unicorn company. |
Launch MySmartFlat Digital Platform
A serial entrepreneur, Alexey Yuzhakov co-founder of the largest Russian service manufacturer, robots Promobot launched the MySmartFlat digital platform for apartment buildings on August 3, 2018.
The product combines a "smart" apartment, "smart" housing and communal services and local business into a single ecosystem. Developers receive a ready-made solution for the construction and formation of competitive advantages. Management companies with the help of MySmartFlat can conduct business and communicate with residents. The platform provides the business with access to target customers and a sales tool. And big players get the opportunity to embed MySmartFlat in their solutions.
The user directly at the exit has a single application that controls the "smart" apartment and all platform services. With its help, residents can, for example, set the temperature regime, control lighting, heating systems, "smart" household appliances, prevent water and gas leaks, monitor the state of engineering systems and devices, learn about threats in time and even simulate their presence. In addition, in MySmartFlat you can communicate with neighbors or a management company, order local services - for example, grocery delivery, monitor and pay for utilities, use online insurance services, work with cameras and video doorphones. As of August 2018, it is possible to integrate common house engineering systems and home automation systems - M2M-, R2M- and M2P interaction.
It is very important that when buying an apartment, people begin to look not only at square meters, but also at the operating conditions - energy costs, safety, convenience. The task of MySmartFlat is to cross the interests of residents, operating organizations and private business on the same platform. This is the first step towards a culture of conscious consumption, - commented on the launch of the product Alexey Yuzhakov. |
To implement the basic MySmartFlat packages, the developers have specially created a line of IoT devices SApfir. Thanks to its own hardware and software, the company brought smart apartments to the mass market, making them available to owners and developers.
