2025: The court did not evict Lanit from a historical building in the center of Moscow

At the end of December 2025, it became known that the Moscow Arbitration Court rejected the claim of the Moscow government and the City Property Department against Lanit Consulting JSC to recognize part of the building as part of the cultural heritage site at 5 Dobroslobodskaya Street. Thus, the company will not have to leave this building.

At the named address is the House of the Union of Builders. The object was erected in 1929 and was originally intended for the theater. In 1993, the building was occupied by the Lanit company, followed by its redemption into ownership. The land under the facility is leased to the company until 2070. Over the years of operation of the Lanit facility, it was reconstructed, as a result of which the area of ​ ​ the monument house increased from the original 3.2 thousand to 5.3 thousand square meters. In particular, the company created a basement, superstructure, attic, staircases, etc.

The lawsuit of the Moscow authorities says that "the land plot for construction was not provided, the necessary permits for construction (reconstruction) were not issued," and the new premises "have signs of unauthorized buildings." On this basis, the metropolitan mayor's office demanded to demolish all additional structures and return the building to its original form.

As part of the proceedings, the court appointed an examination, which was carried out by the FBU Russian Federal Forensic Center named after Professor A. R. Shlyakhov at the Ministry of Justice Russia"." Experts came to the conclusion that the dismantling of additional buildings is possible, but such work will lead to a loss of mechanical strength of the structures. In addition, to implement them, all people will have to be evicted from the building.

As a result, the court ruled that the demolition of unauthorized construction facilities is a last resort, and the absence of a building permit cannot serve as a basis for making decisions on the claim. The verdict says that "the disputed object does not pose a threat to the life and health of citizens, complies with urban planning, construction and fire standards and rules, is located on a land plot belonging to the defendant on the basis of a lease agreement, does not violate the rights of the city." Claims have been denied.[1]

2024: Moscow authorities want to demolish part of the Lanita building

At the end of July 2024, it became known that the Moscow Government and the City Property Department of the capital filed a lawsuit with the Arbitration Court in connection with unauthorized buildings as part of a historical building at 5 Dobroslobodskaya Street. The defendant is Lanit Consulting JSC, the structure of one of the largest IT companies in Russia, Lanit.

At the specified address is the House of the Union of Builders: this building is an object of cultural heritage of regional significance. The object was erected in 1927-1929 according to the project of architect I.I. Fedorov. The building was originally used as a theater, and was subsequently transferred to the Moscow Civil Engineering Institute. It was here that one of the first KVN games was held.

Moscow authorities plan to demolish part of the Lanit company building

Lanit moved into the building in 1993, and two years later acquired it. At the same time, the IT company reconstructed the facility. Moscow authorities believe that Lanit arbitrarily built an attic, superstructure, several rooms and a basement. The total area of ​ ​ these rooms is approximately 1300 square meters.

According to RB.ru, the capital's mayor's office demands to demolish the self-construction, recognize the ownership as missing, oblige the company to vacate the land plot, and also conduct a technical inventory of the building. If the claim is satisfied, then Lanit will have to dismantle the listed buildings. In case of refusal to comply with such a resolution, it is planned to collect a penalty of 10 thousand rubles a day from Lanit Consulting JSC.

The order of 2016 on the recognition of this object as a cultural heritage states that "the characteristics of the 1929 building participating in the formation of the development of Dobroslobodskaya Street, the voluminously spatial composition of the house, the design of the facades, textured plaster with a splash, the spatial planning structure of interiors, walls and stairs" were taken under protection[2]

2015: Liquidation of Lanit Consulting CJSC

According to the Unified State Register of Legal Entities, on May 19, 2015, Lanit-Consulting CJSC was liquidated.

2013: Decrease in revenue to RUB 298.5 mln

In early April 2013, Lanit Consulting announced its 2012 financial results. The company's revenue for the year decreased from RUB 315.462 million to RUB 298.524 million. At the end of 2012, the company demonstrated a net loss of about 7 million rubles. against net profit of 2.39 million rubles. in 2011

The explanations to the reports indicate that in 2012 Lanit-Consulting leased non-residential ones to Lanit itself and a number of related companies - for example, Lan ATMservice, Lanit-Integration and others, as well as a number of strong companies, among which VimpelCom is listed , which rented an area from the company for a base station repeater.

The press service of Lanit refused to provide comments on the results of Lanit-Consulting, which TAdviser contacted on April 9, 2013. A week later, the company decided to explain the loss in the report. In particular, Lanit said that it was formed not due to a decrease in the company's efficiency, but as a result of changes in accounting standards introduced by Russian law (Order of the Ministry of Finance of Russia No. 186n of 24.12.2010).

If before the creation of reserves for upcoming expenses was a voluntary right of organizations, now, in accordance with PBU 8/2010, firms are obliged to create an estimated obligation in the form of a reserve for vacation payments at each reporting date (the exception is enterprises that have the status of a small business entity). The corresponding changes have been enshrined in the company's accounting policy since 2012, Lanit explains.

According to representatives of the company, in this regard, the accounting policy for 2012 enshrined the creation of a reserve for vacation payments in the amount of 8,708,539,98 rubles, and in addition, at the end of 2012, the amount of the reserve for upcoming vacations of 13,013,593,89 rubles was allocated to expenses for ordinary activities.

"Based on the facts set forth, and also considering that LANIT-Consulting is a resource center and does not conduct commercial activities, the difference between income and expenditure is not a loss in the traditional sense, since it appears as a result of the peculiarities of Russian accounting legislation," they add to Lanit.

2012: Company Information

100% of the company's shares belong to the president of the Lanit Group of Companies Georgy Gens. According to Lanit-Consulting reports for 2012, its main activities are the creation of IT resources and databases, rental of non-residential premises and personnel outsourcing services for the purchase of computers, accessories and accessories, as well as other goods.

Lanit told TAdviser that Lanit-Consulting does not work on the open market, but is a resource center in which some of their company's employees are registered.
