2025: Lukoil buys AFI2B for new headquarters
Consulting Commonwealth Partnership (CMWP) on January 16, 2025 announced the sale of a AFI2B business center with an area of 50.2 thousand square meters near the Belorussky railway station To Moscow in the structures of the company "" Lukoil for ₽25 billion.
According to RIA Novosti, the seller of the object was Savings Plus LLC (formerly VTB Capital Pension Reserve LLC). Rosreestr has already registered the transfer of ownership to the new owner.
LukoilThe premium business center, built in 2021 by AFI Development, is located on 2nd Brestskaya Street, a two-minute walk from the Belorusskaya metro station, a railway station with MCD and aeroexpress lines in Sheremetyevo.
MR Group commercial real estate director Kermen Mastiev noted that a low vacancy in the office real estate market of 4.8% pushes tenants to acquire property. Many companies that previously only considered renting are now becoming buyers.
According to CORE.XP, 572 thousand square meters of office space were commissioned in Moscow in 2024. In the new facilities, only about 4% of the space is available for rent or purchase, since most of the premises were implemented during the construction phase.
In 2025, 926 thousand square meters of new offices are expected to be commissioned, of which 46% are offered for sale, 37% are built for the own needs of companies, and 17% are planned to be leased. Experts predict the continuation of the trend of the implementation of new projects until the completion of construction.
The situation in the office real estate market Moscow could lead to a 20% increase in rental rates in 2025. For large companies, buying office space becomes the only way to provide yourself with the necessary premises in the face of a shortage of quality offers.
In the next 3-4 years, analysts do not expect speculative construction of rental offices, but predict the development of projects focused on selling to end users.[1]
