We are talking about a mansion, which is located on the corner of Malaya Bronnaya and Tverskoy Boulevard. According to CNews, the building of the Central Research Institute of EISU (the former IT subsidiary of the state corporation Rostec) was put up for sale in August 2022. Mansion, previously owned by TsNII EISU

It is known that the cadastral value of the building is 1.62 billion rubles (data from Rosreestr). At the same time, the new owner got it for 1.27 billion rubles. The buyer was Lidestate LLC, which is part of the R4S Group of companies. She is engaged in the sale of real estate in the center of the Russian capital. According to the Unified State Register of Legal Entities, Lidestate was founded in Moscow in May 2016. Its sole founder is Andrei Matalyga, who also holds the post of general director. The main activity is "the construction of residential and non-residential buildings."

Market participants believe that Lidestate can sell the space in the acquired historical building with great benefit. In particular, Denis Platov, director of the Nikoliers capital markets department, believes that the mansion can be turned into a premium apartment complex. The costs of this can reach 2.5 billion rubles, after which the further sale of the space will bring the new owner up to 9 billion rubles in revenue. Thus, taking into account all investments, the difference may exceed 5 billion rubles. If the building cannot be transferred to the housing stock, its areas can be rented out as retail ones.[1]

According to Forward Legal's lawyer Danil Bukharin, when deciding on the start of the bankruptcy proceedings, the court will focus on the decision of the creditors' council and will probably ignore Constellation's attempt to challenge the council's decision.

Bukharin explains that after the launch of bankruptcy proceedings, the arbitration manager will form the bankruptcy estate of the debtor, which will include all assets. The most valuable may be a four-story mansion on Tverskoy Boulevard.
