VK disclosed the purchase price of Singer JSC - 2.5 billion rubles

In August 2023, VK disclosed the cost at which it bought the right to rent Singer's House - 2.5 billion rubles. This was reported in the holding's statements for the second quarter and the first half of 2023. We are talking about the purchase of 100% of Singer CJSC by VK.

According to the VK report, the main purpose of the purchase was to optimize the structure of the group's lease payments, as well as to generate additional income from subleasing the premises.

VK bought ZAO Singer

VK bought 100% of Singer CJSC, which owns long-term lease rights for premises in the famous Singer House in St. Petersburg. This became known at the end of June 2023.

Since 2010, the Singer House on Nevsky Prospekt has been the headquarters of VKontakte. The press service of VK noted that the deal will optimize costs and protect the economic interests of the company. At the same time, the financial and other parameters of the transaction are not disclosed.

The value of the transaction, according to the "Business Petersburg," could be 2.3 billion rubles. The area of ​ ​ Singer's house is about 8 thousand square meters. m, respectively, for a meter of leased area, the company paid about 300 thousand rubles. ZAO Singer has several sub-tenants in the building. About 3 thousand square meters. m in the basement, on the first and second floors commissioned for the bookstore JSC "Trading Company" St. Petersburg Book House ', which belongs to the city. Part of the space on the second floor is occupied by Singer Cafe LLC, which manages the Rene cafe, which opened in 2022. The remaining areas were leased for offices. Rental rates were not disclosed. Market participants assume that all office space in Singer's House will eventually go under VK's office.

According to RBC Petersburg, the information about the transaction is reflected in the SPARK-Interfax system: from June 23, 2023, the managing company of Singer CJSC is Management Company B LLC.

The main asset of Singer is the lease agreement for Singer's House at 28 Nevsky Prospekt. The term of the contract is 49 years, the contract was concluded in 1999.

Singer's home has not been in the commercial real estate market for a long time due to a long-term lease on the VK building. It is not surprising that the iconic object for the city remains in the use of the former anchor tenant, - comments Nelly Aleinikova, director of the department for work with corporate clients of Maris.[1]
