2021: Ozon bought the Salaryevo complex for 2.3 billion rubles

In mid-November 2021, it became known that Ozon won the auction for the sale of the multifunctional warehouse complex "Salaryevo" with a total area of ​ ​ 30,831 square meters. m in New Moscow. With a starting cost of 1.8 billion rubles, the Internet retailer agreed to pay 2.3 billion rubles.

According to Vedomosti, citing the protocol of trading, three companies also participated in them: the Level Group structures of Vadim Moshkovich, Central Properties and Elma Groups (specializing in commercial real estate management). At the same time, only the latter made its price proposals.

The seller explained the great interest in the lot by the modernity of the project and a successful location - the sections are within walking distance of the metro and the main transport highways.

The lot includes a warehouse complex with an area of ​ ​ 22 thousand square meters. m, an office building of almost 9 thousand square meters. m and three land plots with a total area of ​ ​ about 6.6 hectares. The buildings were built in 2011-2013. Previously, the asset belonged to shoe retailer Carlo Pazolini. The company that managed the network in Russia in 2017 was declared bankrupt.

Ozon Rocket CEO Stanislav Kondratyev explained that the company plans to place a sorting center on the site. While this is the only sorting center owned by the company, the company leases other objects, he added.

Earlier, Ozon owned one warehouse in the Tver region, but the marketplace sold it in the fall of 2020 and remained its tenant.

The facility in New Moscow was most likely purchased for its own needs, two consultants who worked with this complex told Vedomosti. They do not exclude that over time Ozon will try to sell Salaryevo to third-party investors, while remaining its tenant. Indeed, in recent years, the company has mainly rented warehouses, the publication notes.[1]
