2022: VTB bought the Admiral complex for 1.6 billion rubles

As it became known on January 17, 2022, VTB bought the Admiral warehouse complex in the Moscow region for 1.6 billion rubles. The seller of the asset was the Admiral group, which, under the terms of the contract, leased the sold premises for a period of 10 years (sale & leaseback transaction).

As the investment director of VTB Capital Investment explained, in fact, such an investment consists of two transactions: simultaneous purchase and sale and rental of a real estate object. At the same time, at the stage of preparing a long-term lease agreement, it is possible to take into account all the expectations of the buyer-lessor and the tenant seller. Thus, the parties can choose the ideal combination for them between the sale price of the object and the rental rate, which will provide the expected return on investment for the buyer, the desired sale price for the seller and comfortable rental conditions for the tenant, he said.

The Admiral class A warehouse complex is located in the village of Gorki Leninsky, on the territory of Technopark M4, a dozen kilometers south of the Moscow Ring Road. The total return on the transaction from the purchase of a warehouse for investors in VTB is expected at the level of 15%. The consultant for the deal was Knight Frank. Funds for its implementation were raised during the exchange placement of the closed mutual investment combined fund VTB Capital - Rent Missile Defense Income for qualified investors.

According to Vedomosti in the issue of January 17, 2022, VTB Capital Investments has been actively investing in commercial real estate in recent years. Under the management of the company are three funds worth 8 billion rubles. Among their assets are storage complexes for 44,000 square meters. m in the Moscow Region "PNK park Valishchevo" and Novosibirsk "PNK park Tolmachevo." In May last year, the company also acquired 7,000 square meters. m in the business center Skylight on Leningradsky Prospekt.^[1]
