2025: Sberbank became the owner of Arbat, 1
Sberbank received ownership of about 37 thousand square meters in the Arbat 1 business center with a total area of 47,320 square meters in the center of Moscow. The bankruptcy trustee of Syracuse JSC, on whose balance sheet most of the complex is located, has entered into an agreement with the bank on the transfer of collateral. The asset went to Sberbank for the debts of the PSN group, created by the former shareholders of Promsvyazbank Dmitry and Alexei Ananyev. This was reported to Vedomosti in early October 2025.
On September 29, the credit institution transferred about 37 thousand square meters in this complex. Sberbank did not respond to the publication's request. It was not possible to contact the bankruptcy trustee of Syracuse JSC. Syracuse was declared bankrupt last year. The total debt to the sole creditor was ₽11,5 billion.
The Arbat 1 Business Center, formerly known as the Alpha Arbat Center, was built in 2003. Initially, the project was engaged in "Alpha Group." The complex is located on a prestigious street in the historical center of the capital. After the completion of construction, the company sold the facility to the oil company TNK-BP. The new owner has placed his headquarters in the building.

In 2011, the PSN group bought the office for $230 million. The company was created by former shareholders of Promsvyazbank Dmitry and Alexei Ananyev. PSN Group was considered one of the largest owners of commercial real estate in Russia. In different years, the company owned the Novospassky business district, the Pravda urban culture center, the Domashny and Sreda residential complexes. The real estate portfolio covered various segments of the market.
In 2019, a criminal case was opened against the Ananyevs on the fact of embezzlement of Promsvyazbank's property. The investigating authorities accused the brothers of embezzling the assets of a financial organization. Some of PSN's assets have already changed owners as a result of litigation. In May 2025, the Novospassky business quarter transferred to the same Sberbank. The transfer of property takes place within the framework of bankruptcy procedures related to Ananyev structures.[1]
