2023: Old Arbat Office Building Sale

The company "First" became the owner of a business center at the Arbat station in Moscow. The business center was bought from Telecom-5, in equal shares owned by the structure of Rostelecom and Sberbank Investments. The area of ​ ​ the center is 6282 square meters. The deal was closed on September 20, Vedomosti reports, citing Rosreestr.

According to the SPARK-Interfax service, the First company belongs to the family of Alexander Rakshin, the founder of the Siberian retailer Maria-Ra.

The purchased building was built back in the 30s of the 20th century according to the project of architect Vladimir Mayat and engineer Vladimir Patek. It housed one of the first automatic telephone exchanges in Moscow. The complex consists of several buildings with different storeys, but no higher than five floors.

In early August 2023, the property was put up for auction. The starting cost of the lot was 1.55 billion rubles. The auction took place at the end of the month, but its results were not published at the Sber-A auction site responsible for the auction. It was only known that only one application was submitted for participation in the auction. Based on the documentation, the office complex went to the First company for the original cost.

The new owner will most likely have to invest in updating the facility, says Ekaterina Belova, head of the office space department at IBC Real Estate.[1]

2018

Increase in the capital of JV Telecom-5 to 10.4 billion rubles

On December 27, 2018, Sberbank and Rostelecom announced the signing of an agreement on parity rights on another increase in the capital of a sub-fund of commercial real estate in the form of a joint venture Telecom-5 to 10.4 billion rubles. The transaction was organized with the participation of Sberbank Investments LLC (100% subsidiary of Sberbank PJSC). The parties agreed to contribute an additional 800 million rubles to the joint venture, while maintaining fifty percent participation in it.

The funds were used to acquire five real estate objects from Rostelecom with a total area of ​ ​ over 26 thousand square meters in Moscow, Yaroslavl and Rostov-on-Don in order to further reveal their investment and development potential.

Sale of a complex of buildings in St. Petersburg

On December 17, 2018, as part of the implementation of the investment and development potential of the facilities, the joint venture completed a deal to sell a complex of buildings on the street. Bolshaya Morskaya in St. Petersburg with the Imperia group of companies.

2017: Sberbank and Rostelecom will increase capital for Telecom-5 redevelopment to 8.8 billion rubles

At the end of 2017, Sberbank and Rostelecom signed an agreement on parity rights to increase the capital of a sub-fund of commercial real estate in the form of a joint venture Telecom-5 to 8.8 billion rubles. The transaction was organized with the participation of Sberbank Investments (a 100% subsidiary of Sberbank). Sberbank and Rostelecom contribute an additional 2.4 billion rubles to the joint venture, while maintaining 50%[2].

The purpose of the capital increase is the acquisition from Rostelecom of 22 additional real estate objects with a total area of ​ ​ over 139 thousand square meters. m in Moscow, the Moscow region and St. Petersburg to maximize the investment and development potential of the objects. The portfolio under the management of the joint venture was increased to a total of 38 facilities in eleven cities of Russia. The total area of ​ ​ objects owned by the joint venture exceeded 239 thousand square meters. m., previously owned by Rostelecom.

The creation of the joint venture was implemented by Sberbank and Rostelecom in December 2016 on the basis of the first 16 facilities. At the moment, an agreement of intent has been signed with LEGENDA Intelligent Development on the implementation of a development project at one of the facilities in St. Petersburg. In addition, more than 10 proposals were received from investors for the purchase or joint development of objects that make up about 40% of the joint venture's real estate portfolio (taking into account the 2017 transaction).

2016: Establishment of JV

Rostelecom and Sberbank on parity rights created a joint venture (JV) - a sub-fund of commercial real estate with an authorized capital of p4 billion. The bank, in exchange for half of its shares in the joint venture, contributed p2 billion to it through its one hundred percent subsidiary, Sberbank Investments.

Under the management of the joint venture, 16 commercial real estate objects in nine cities of Russia are transferred, including six objects in St. Petersburg and two in the Moscow region. Previously, all these objects with a total area of ​ ​ over 100 thousand square meters. m were owned by Rostelecom.

The stated goal of the project is to develop a real estate portfolio to maximize the investment and development potential of the facilities.
