Consul Group Managing Partner Sergey Pivovarchik believes that CHG as a professional operator will be responsible for the concept and management of the hotel. Mikael Ghazaryan, head of capital markets and investments at IBC Real Estate, suggests that CHG will oversee construction, and Norilsk Nickel will provide financing. According to him, the cost of a hotel room in the "four stars" category will amount to 15-17 million rubles, "five stars" - 20-23 million rubles. The total cost of the project for 320 rooms can reach 3.45-7.36 billion rubles.

CMWP partner Marina Usenko points out that the offer of hotel services in Krasnoyarsk is limited to 1.2 thousand rooms ("three to five stars"), and the last large facilities Hilton Garden Inn(,, Novotel Ibis) opened in 2014-2015. There are no new projects under active construction. According to the data, in Rosstat January-November 2025, the accommodation facilities of the Krasnoyarsk Territory were accepted by 1.12 million people, which is 3.1% less than a year ago.

Experts assess the prospects for attracting nonresident tourists with restraint. Vice President Association of Tour Operators Russia Sergei Romashkin notes that resorts with a track length of more than 25 km are interesting for experienced skiers, while in the "Beaver Log" this figure is 10.92 km. In his opinion, the project will be focused primarily on residents Krasnoyarsk in the format of recreation in nature, which can increase the return on investment. Igor Kokorev, director of the Nikoliers strategic consulting department, however, notes the growing popularity of resorts near large cities.[1]
